The Gladstone, a boutique collection of eco-friendly three-bedroom townhouses and one- to three-bedroom apartments located within Europe’s largest regeneration project in Brent Cross Cricklewood, will be unveiled to prospective buyers, along with another show home, at a sales event on Saturday 15 April 2023.

Over 80% of homes in Phase I have already been reserved, with keen interest from first-time buyers and young families. The remaining available units range from apartments starting from £420,000 to three-bedroom family townhouses from £770,000 which enjoy wonderful views and private courtyards that are perfect for entertaining or to enjoy the long summer evenings. Unique Property Group are also offering a Stamp Duty incentive to help buyers move during the cost-of-living crisis.

With construction completed earlier this month, sustainable developer Unique Property Group is now getting ready to welcome their first set of residents into one of the area’s most environmentally friendly new build schemes, with all electric heating and hot water supply systems, solar panels and mechanical ventilation with heat recovery (MVHR) in place, offering more efficient energy and a healthier environment for people to live.

The GladstoneThe development sits along the Edgware Road, just south of Brent Cross Cricklewood, occupying a whole block historically known as Gladstone Parade. Amenities include private courtyards, shared or private terraces, landscaped gardens, bicycle storage, lifts and ground floor parking to include electric vehicle charging points and disabled bays.

Brick facades, bronzed glazing and ironwork are a distinctive feature throughout, also complimenting the heritage of the surrounding areas. All of the homes, designed by Caz Myers Design, have generous glazing flooding the interiors with natural light, while wood-effect flooring create simple, elegant spaces. The individually designed Magnet minimalist-look kitchens are the lustrous focal point of the open plan living area, and very much the heart of the home. Integrated appliances and under-mount sinks complement the cool, clean lines, while contemporary black taps and striking matt graphite shade cabinets create a stunning contrast with the white marble-effect quartz worktops. Meanwhile, the bedrooms offer full height glazing to bring maximum daylight into the bedrooms, with some opening onto private terraces for a sense of wellbeing. Whilst bright white wall tiles are complemented in the bathrooms and en suites with a striking tiled floor, matt black taps and edged shower screens. Rain showers and add an extra touch of luxury.

Outside, the communal podium gardens and terraces give residents access to expansive space. These are landscaped with trees, planting and integrated lighting, plus seating areas, providing a welcoming oasis throughout the year. Two further elevated terraces look over the podium gardens and the skyline of the area, providing a great opportunity to entertain or simply relax in style.

With sustainability at its core, The Gladstone has been built to Passivhaus principles. Highlights include triple glazed windows and good insulated walls, roof and floors to keep the heat in during winter but out in the summer. A large number of solar panels on rooftops uses cells to convert sunlight into electricity across the building, and a low heat-loss domestic hot water thermal store maximises energy efficiency and delivers water and space heating. MVHR has been installed in every home which provides a constant supply of filtered fresh air that will help reduce any allergies and asthma symptoms. This system also recovers and reuses up to 95% of the waste heat, lower power consumption, control moisture and condensation, tackling everyday strong odours from cooking whilst reducing outside noise pollution.

The GladstoneThe location of these new homes also holds major appeal to buyers. Brent Cross and Cricklewood are undergoing significant investment. Set in the heart of this 151-hectare regeneration for the local area, residents at The Gladstone will enjoy elements such as a modernised and extended shopping centre, improvements to road infrastructure, new walking and cycling routes, a brand new Thameslink railway station Brent Cross West, a revamp of Cricklewood station and a new town which will include open green spaces, upgraded schools and a variety of shops, cafes and restaurants – all on their doorstep.

The Gladstone also benefits from its proximity to award-winning parks and gardens just a short walk away. These include Gladstone Park – a beautifully manicured 124-acre oasis ideal for quiet walks, picnics or energising runs, which are formerly part of the grounds of Dollis Hill House where Prime Minister William Gladstone stayed – as well as Mapesbury Dell, which boasts a children’s play area, a pond teeming with wildlife, green laws, picnic tables, benches, beautiful gardens and a programme of events such as open air opera.

Sonny Gowans, managing director at Unique Property Group, commented: “I am thrilled to have reached this important milestone for The Gladstone, which is another significant chapter for us as both a developer and construction company. We are very proud to continue to play our part in enhancing a local community as well as reducing carbon emissions so that we can create a healthier and more viable way of living. The entire team from construction through to design have been instrumental in creating these exceptional homes with their impressive sustainable credentials, whose quality and design have been well received by the market.”
