On Saturday 10 October, St William, part of the Berkeley Group, will be launching The Arches in Watford, a collection of 92 suites, one- and two-bedroom apartments which will be available for occupation in early 2021.

The development is expected to be popular with first-time buyers and young professionals looking for a home with a good commute into central London (it is located an eight-minute walk from Bushey railway station, just 19 minutes to/from Euston). There are also 68 under-croft parking spaces at The Arches.

However, The Arches is surrounded by greenery, providing an attractive landscaped setting for residents. Each property boasts private outdoor space in the form of a balcony and terrace. Residents can also enjoy exclusive access to The Heritage and The Finch – landscape gardens that overlook the adjacent River Colne and provide access to communal outdoor Wi-Fi.

Bushey is home to many independent shops and restaurants, whilst Watford High Street provides an extensive range of amenities and services. Road connections include both the M1 and M25 being nearby, providing access to surrounding towns, including St Albans, Hatfield and Milton Keynes.

The site for The Arches was previously used for over 100 years for the production, storage and distribution of gas to Watford. The gasholders have since been demolished and the proposals involve the regeneration of a prominent brownfield site close to Watford town centre. The wider redevelopment of the site includes the delivery of the refurbishment of the Grade II* Frogmore House and gardens, along with the convenience of the brand new Lidl immediately supermarket adjacent to The Arches.

The site’s history has inspired architects John Thompson Partners to design the gated apartment development with brick detailing, geometric bathroom and kitchen tiles and a colour palette that is sympathetic to its heritage. Homes have a thoroughly modern specification, with features including stone worktops, appliances from Bosch, USB sockets, fibre-optic broadband, Sky-Q compatibility and CCTV building entry combine to provide residents with a high standard of modern living.

The ArchesWith prices starting from £318,000, Help to Buy is also available; meaning buyers will be able to secure a new home in one of the country’s most popular towns with just a 5% deposit and a government equity loan of up to 20%. In addition, the introduction of the Stamp Duty holiday means buyers could potentially save up to £15,000 when purchasing a property before March 2021.

Sean Ellis, chairman of St William, said: “The Arches offers buyers something that is rare to find in Watford – high-quality, contemporary new homes in an exclusive building, set within attractive landscaped grounds. [It] will play a significant role in ambitious wider plans for the area – collective private and public sector investment of more than £1.5billion is expected over the coming decade, making this an ideal time to secure a part of the town’s future.”
