Notting Hill Genesis has announced availability at its developments in Finsbury Park, Royal Docks and Harrow...

Notting Hill Genesis has announced the unveiling of brand new Shared Ownership homes in three popular parts of London.

Shared Ownership is a scheme which offers first-time buyers a the chance to buy a share of a home’s value, between 25% and 75%, while paying a subsidised rent on the remaining share. The lower deposit level required with this popular scheme means purchasers need only put down a deposit on the share they purchase and not the full market value of the property. This allows prospective buyers to become a homeowner with a lower level of savings than if you were to buy the same home outright. Purchasers can choose to buy additional shares on their property as and when they can afford to, staircasing right up to 100%.

The huge Woodberry Down development offers the best of metropolitan London living, with the added benefit of tranquil waterside views at a prime position amongst a trio of trendy north London hotspots – Hackney, Stoke Newington and Finsbury Park

The new release, Heron Quarter II, comprises a collection of one- and two-bedroom apartments, each of which boasts impressive open-plan living spaces, with floor to ceiling height windows to maximise the sense of space and light. Kitchens come with contemporary matt grey units, and a range of high-quality integrated appliances. Bathrooms are designed to be sumptuous spaces to soak and unwind in, featuring Roca white sanitaryware, full-height wall tiling, and boutique full-width hotel-style feature mirrors and shelf above the basins. Residents will also have access to audio visual door entry systems, communal lifts, and secure cycle storage.

Residents benefit from having shops, markets and a wide array of places to eat and drink very close by, and Manor House Underground Station located just a few minutes away on foot, with a short journey time to the City and West End. Alternatively, there are four Overground stations within easy reach. Woodberry Down is also a short distance from the Woodberry Wetlands wildlife and nature reserve and the West Reservoir.

Prices at Heron Quarter’s current phase start from £106,250 for a 25% share of a one-bedroom apartment with a full market value of £425,000, or £155,625 for a 25% share of a two-bedroom apartment with a full market value of £622,500.

Notting Hill Genesis has also released three-bedroom Shared Ownership homes, with parking, at Royal Albert Wharf. Occupying an impressive setting looking out onto the dockside and Victorian pumphouse, this particular collection of homes will be the final opportunity for buyers to purchase a waterside property at Royal Albert Wharf – ready to move into now, those wanting to take their place by the river should book their viewing now to avoid disappointment.

James Munson, head of marketing at Notting Hill Genesis, commented: “Royal Albert Wharf’s unique waterside position is a fantastic location for first-time buyers in search of a better quality of life whilst still being able to enjoy living and working in the city. Its vibrant new community and relaxed atmosphere makes Royal Albert Wharf a great place to call home.”

Ideal for health-conscious residents, Royal Albert Wharf boasts a number of picturesque green spaces and a scenic part of the Thames close to home, perfect for walking, running or cycling – or simply enjoying the fresh air. There’s a Co-op store close by to find everyday essentials, and families will note a range of ‘Good’ and ‘Outstanding’ Ofsted-rated schools nearby. There are lots of places for sport, fun and entertainment within a short distance of home. Gallions Reach DLR Station in Zone 3 is just a four-minute walk away.

Prices for these exclusive apartments in the Boyd Building at Royal Albert Wharf start from £123,750 for a 25% share of a three-bedroom apartment at a full market value of £495,000 at Royal Albert Wharf. Estimated monthly costs taking into account mortgage, rent and service charge are £1,739.
