First Homes Launch At Kidbrooke Scheme Today

Keith OsborneNotting Hill Genesis, in partnership with Transport for London (TfL), today launches the first homes at the highly anticipated Kidbrooke Square development, in the Royal Borough of Greenwich.
The new development consists of 619 new homes and, in line with the Mayor of London’s ‘First Dibs’ policy, this first release offers Londoners the chance to snap up a studio apartment at prices starting from £306,000. This is ahead of the development’s wider launch next Spring 2022.
As well as the studio apartments being offered to Londoners now, the scheme will provide a range of opportunities for buyers in the future with a range of one-, two- and three-bedroom apartments. The development also includes 50% affordable housing, led by Notting Hill Genesis, for both Shared Ownership and London Affordable Rent.
Adjacent to Kidbrooke Village, the development provides easy access to the area’s abundance of green space – including Sutcliffe Park – with grassland, meadows, and wetland rich with a variety of plants and wildlife.
The contemporary collection of apartments at Kidbrooke Square incorporates the latest interior design features. The kitchens are decorated in neutral tones with a range of high-quality A+ built-in appliances that are included as standard. Light, bright rooms with plenty of space provide the perfect opportunity to work from home or to host friends and family, with open-plan living areas excellent for entertaining both indoors and on the generous balconies outside.
Sustainability runs right through the heart of Kidbrooke Square. Notting Hill Genesis and TfL have sought to embed the Home Quality Mark system (the successor to the Code for Sustainable Homes) in the scheme and is targeting to achieve 4 Stars under HQM. As well as local biodiversity and communal green spaces, the development’s design features green rooftops, retention of part of the existing woodland and new trees being planted, alongside landscaping to promote resident wellbeing and the environment.
Kidbrooke Square is built to a carbon reduction target of 39.6% and energy efficiency is maximised through renewable supplies and energy-efficient appliances inside the homes. The development’s active travel routes are also key to creating a sustainable community, with walking and cycling prioritised and on-site bike storage available. For those who still need a car, there is a resident-only car club scheme and car-sharing initiative on site.
Greenwich’s transport links make Kidbrooke Square an ideal choice for young professionals who want to work flexibly, with space to work from home both inside the apartments and around the development. Residents have direct access to the new Kidbrooke train station that offers trains to London Bridge in 16 minutes or Waterloo East in 19 minutes, while the DLR is also two stops away in Lewisham, linking to Charing Cross, Cannon Street and Canary Wharf and its surrounds. Regular bus services in the area as well as numerous pedestrian and cycle routes also connect residents with the rest of south-east London.
James Munson, head of marketing at Notting Hill Genesis, commented: “We’re excited to launch this range of new homes at Kidbrooke Square, and we’re expecting plenty of interest in the first available studio apartments for Londoners. This development has so much to offer, from sustainable design features, excellent transport connections, local green space and amenities – including a farmers’ market, to nearby Greenwich with its historic town centre and thriving night-time economy.
“Kidbrooke Square is ideal for London first time buyers looking for a home offering the best of all worlds where they can work, relax or get active. With more people than ever adopting flexible working patterns, the development is also well equipped to support this – the area’s significant investment in broadband and local online services means that residents who want to work from home can do so with ease. This is the first opportunity to buy at Kidbrooke Square, and we can’t wait for buyers to finally see these stunning homes.”
Emma Hatch, senior property development manager at TfL, said: “We’re delighted for our first homes working with Notting Hill Genesis to go on sale in Kidbrooke – a location that gives residents the chance to enjoy both city living and nature on their doorstep. The development, which is delivering 619 new homes and 50% affordable housing, offers new residents a wide range of benefits, such as the village square and a variety of choices when it comes to travelling sustainably.
“The development will also support the local economy by creating plenty of new job opportunities throughout and after construction and providing 2,200 sqm of non-residential space. This will be a mixture of a new nursery, retail and commercial space that will be suitable for a range of companies including small start-ups and those in the creative industry.”
