Latest Launches Across Greater London

Posted 29 April 2021 by Keith Osborne

There have been a host of new releases of brand new homes for all budgets across the capital...

While the trend of people moving out of the capital to find more space inside and outside their home continues, there is still considerable demand for new homes in London and housebuilders are working hard in all boroughs to provide properties to suit all budgets.

St George, part of the Berkeley Group, is continuing with its major 15-acre mixed-use development London Dock, in Wapping, with the launch of Saffron Wharf, an 18-storey tower which has been designed to ensure that every home has its own private balcony where residents can take in vistas of boulevards, courtyard gardens, Canary Wharf or the City. The interiors of these new homes see modern-day comforts blended with historical homages. From basket-weave patterned timber flooring, to floor-to-ceiling windows; from fluted kitchen cabinets, to bronze splashbacks and stone worktops; from Miele integrated kitchen appliances and brushed black metalware.

Within the onsite marketing suite, you’ll find three brand new, beautifully designed show apartments, each with their own personality and nod to the local area. ‘The Fenchurch’, a luxurious three-bedroom show apartment, was appointed to interior designer Atellior.

Marcus Blake, managing director at St George City, said: “We wanted to create an opportunity to become part of an evolving and thriving neighbourhood that still retains much of its rich maritime and trading heritage. London Dock provides an impressive variety of amenities, from independent brands, striking listed workspaces within the Pennington Street Warehouse, state-of-the-art fitness facilities and beautifully designed public areas, all within walking distance of both The Thames, Tower of London and the buzz of the City.”

Prices at Saffron Wharf start from £727,000 for the Manhattan apartments. Find out more about London Dock from St George.

Berkeley Homes has just launched Hawker House, a new collection of apartments in the heart of its landmark development Woodberry Down, a bustling community which neighbours Finsbury Park. This new collection of apartments provides a choice of one-, two- and three-bedroom apartments, all with a balcony or terrace. It is close to Woodberry Down's two reservoirs – vast expanses of tranquil open water teeming with wildlife – and just steps away from shops and other amenities including cafés, a restaurant and organic food store.

There are 13 further acres of landscaped parkland and the Woodberry Wetlands, a dedicated 27-acre nature reserve cared for by the London Wildlife Trust. The development is home to two schools and an academy, as well as other amenities including a health centre, community centre, post office and fitness studio. Just seven minutes' walk from Hawker House is Manor House Tube station, in Zone 2 on the Piccadilly Line.

The apartments have an open-plan layout and full-height windows. The kitchen features matt-finish cabinetry and marble-effect stone worktops, together with appliances by Miele. Bathrooms are designed with porcelain tiling and composite vanity surfaces. With three colour choices for both the kitchen and bathroom – from light to dark – buyers have the opportunity to personalise the home to their individual taste. Every main bedroom – and second-bedroom in the three-bedroom apartments – includes floor-to-ceiling fitted wardrobes. Zoned underfloor heating throughout is a luxurious addition. Residents enjoy the convenience and security of a concierge service as well as a residents' lounge. Cycle storage is provided on the ground floor of the building.

Prices at Hawker House start from £495,500. Find out more about Woodberry Down from Berkeley.

In Forest Gate, Gateway Housing Association has launched its new collection of Shared Ownership properties at a development called Earlham Square. This offers one-, two- and three-bedroom apartments created especially for first-time buyers and prices start at £90,000 for a 25% share, based on a full market price of £360,000.

Kate Dodsworth, chief executive at Gateway Housing, commented: “We know house prices are simply too steep for many would-be buyers in this part of London. Even with the mortgage guarantee scheme in place, or savings made on Stamp Duty, prices of market-sale properties mean hom ownership in a popular location in the capital is completely out of reach. Our mission at Earlham Square is to provide a more affordable opportunity for people to get a foot onto the ladder in this incredibly popular pocket of East London.”

Every apartment has a spacious open-plan living/kitchen/dining room, a full range of kitchen appliances, wood flooring and carpet fitted throughout and fitted wardrobes in the main and second bedrooms. The main bedrooms in the larger apartments benefit from an en suite shower room and there is plenty of storage space in every home. Each home has a private balcony or terrace, and there are landscaped courtyards for residents. Find out more at newhomes.gatewayhousing.org.uk.

City & Country, winner of multiple WhatHouse? Awards, has revealed the first glimpse at its refurbishment of The 1840, St George’s Gardens, a new collection of luxurious one-, two- and three- conversion apartments in the heart of south-west London, within walking distance of Tooting, Earlsfield, Balham and Wandsworth Common. The Grade II-listed building was formerly Springfield Hospital, built on a 97-acre site owned by Henry Perkins, a wealthy brewer. Approximately 32 acres of parkland is to be retained as a public park, whilst The 1840 has almost nine acres of secure private gardens for the use of its residents.
