More Shared Ownership Coming To West London

L&Q is launching its first collection of Shared Ownership homes at L&Q at Hayes Village, west London, on Saturday 24 July.

Transforming the site of the former Nestle Factory in Hayes, West London, Hayes Village will become the capital’s newest urban village community, providing over 1,300 new homes with landscaped private communal gardens. L&Q at Hayes Village is a collection of studio, one-, two- and three-bedroom apartments, with one- to three-bedroom homes launching now and studio apartments due to come later in the year.

The first development of its size by L&Q in the area, it will provide a needed affordable route onto the property ladder for London’s first-time buyers. The wider neighbourhood will become home to expansive green spaces with a walking trail, 200m running track, and outdoor exercise equipment – in addition to a revamped public realm along the Grand Union Canal complete with pedestrian walkways.

The new homes have open-plan layouts designed to maximise the interior space. The specification includes kitchens are complete with integrated appliances while spacious living areas flow seamlessly into a private terrace or balcony. Select homes are also available with parking.

Less than a ten-minute walk from L&Q at Hayes Village, Hayes and Harlington station is already well connected by TfL Rail which offers journeys to London Paddington in just 20 minutes. For those travelling further afield, London Heathrow Airport is just an eight-minute journey on TfL Rail. The introduction of Crossrail will reduce the already quick journey to London Heathrow to just five minutes, while connecting Hayes to central London hubs such as Bond Street and Tottenham Court Road in less than 25 minutes.

At L&Q at Hayes Village, prices start from £75,938 for a 25% share of one-bedroom apartment (full market value £303,750). Two-bedroom apartments start from £91,250 for a 25% share (full market value £365,000) and three-bedroom apartment start from £110,000 for a 25% share (full market value £440,000).
