Some Final Chances To Purchase With Home Reach

There are developments across Britain with a last opportunity to get a brand new property through Home Reach...

There are a few new homes developments across England which are offering their final chance to part buy/part rent through the popular Home Reach initiative.

Home Reach is an opportunity to ‘part buy-part rent’ a brand new home. Buyers who meet the eligibility criteria can purchase a share of a new build home (usually starting at 50%) and pay a subsidised rent on the remainder, with housing provider heylo as the landlord. The scheme is offered on selected plots at developments across England and provides all the benefits of homeownership but requires a much smaller deposit (5% of the share price) and a smaller mortgage than when purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.

Here's a look at some ‘final chance’ developments across the country:

Yorkshire

Acklam Gardens is located just a mile-and-a-half from the centre of Middlesbrough in an established residential area. Here, there’s a three-bedroom detached home available to part buy-part rent. Called the ‘Kilkenny’, it has a lounge at the front and a kitchen/dining room to the rear, with French doors to the garden. There’s also a downstairs WC. Two of the three bedrooms are doubles, and they all share the family bathroom. A 50% share costs £69,998 (full market value from £139,995), requiring a deposit of £3,500.

Grainbeck Lane is in Killinghall, a village within the sought-after Harrogate district of North Yorkshire . Demonstrating the versatility of the Home Reach scheme, the available home here is a five-bedroom detached home called the ‘Fletcher’, a perfect place for family buyers to consider. On the ground floor, a kitchen/dining/family room stretches across the width of this home, with a utility room off the hallway, and at the front of the house are a lounge with by window and a dedicated study. On the first floor are the family bathroom and three bedrooms, with one having the luxury of an en suite and dressing room. The two double bedrooms on the second floor share a shower room. The price starts at £269,975 for a 50% share, based on a full market value from £539,950, which wi equire a minimum 5% deposit of £13,499.

Fitzwilliam Grange in Huddersfield, and not far from the shops, amenities and leisure facilities of the well-served town. One of the Home Reach properties here will make a great starter home. The ‘Fenbridge’ is a well-specified two-bedroom semi-detached house type. The kitchen/dining room at the front of the house leads to a lounge at the rear, with bifold doors to the garden. Bedroom one is a double, with bedroom two a single which could be used as a home office, with useful built-in storage cupboard. Both rooms share a family bathroom. Prices start at £109,998 for a 50% share (full market value from £219,995), with a minimum of 5% deposit from £5,000.

East of England

The Square is in Harlow, the well-connected Essex town which is undergoing major regeneration. As well as offering its own shopping centre and a range of amenities and public open spaces, it has excellent rail links to central London and Stansted Airport, and is close to the A414 and M11. At £95,000 for a 50% share (full market value £190,000) through Home Reach, there’s a final one-bedroom apartment with fully fitted kitchen/diner, and bathroom. The double bedroom comes with built-in wardrobes. This requires a minimum of 5% deposit from £4,750.

Shenstone‘Shenstone’ house type, Pear Tree Walk

West Midlands

Pear Tree Walk is located in the picturesque Worcestershire village of Drakes Broughton, which has a good range of amenities itself and is within easy reach of Pershore, Worcester and the M5 motorway. The ‘Shenstone’ is a bungalow with single bedroom and double bedroom (with en suite), a sitting room, a bathroom and a kitchen/dining room. A 50% share of this home is from £155,000 (full market value from £310,000), requiring a minimum of 5% deposit from £7,750.

South East

Spectrum in Royal Tunbridge Wells offers a chance to part buy-prt rent in one of Kent’s most in-demand towns, which has a wealth of shops and facilities of its own, close to beautiful countryside, and is well connected to London. Here, there’s a great range of two-bedroom apartments all available through Home Reach, with 50% shares starting at £150,000. Top-of-the-range, at £160,000 for a 50% share of a full market value of £320,000, is a unit that demonstrates the quality of home here, with two double bedrooms (en suite to bedroom one), a separate bathroom, some storage off the hallway and an impressive open-plan kitchen/living/dining room with French doors to a private balcony. A minimum 5% deposit will be required, from £8,000.

Hoadlands Grange in Handcross in the High Weald AONB and within a few miles of Haywards Heath, Horsham and Crawley, putting a host of facilities and transport links within very easy reach. A two-bedroom apartment here has an open-plan kitchen/living/dining room with fitted appliances, built-in wardrobes to bedroom one and some useful storage off the hallway. A 50% share is from £149,975 (full market value from £299,950) which will require a minimum of 5% deposit from £7,499.

East Gate is in Wantage, Oxfordshire. It’s located in a great neighbourhood with a strong community atmosphere offering shops, schools and amenities on your doorstep. It’s a town half-an-hour from Oxford with good transport links and, being on the edge of the North Wessex Downs AONB, on the doorstep of beautiful countryside. The ‘Bassett’ is an apartment with one bedroom, a double-aspect open-plan kitchen/living/dining room, a bathroom and off-hallway storage. With Home Reach, it is priced at £105,000 for a 50% share (full market price £210,000), requiring a deposit of £5,250.

North West

Waterside Place is situated within Wigan’s iconic Pier Quarter, offering canalside living in a range of townhouses. Plot 3 is a great example and a 50% share is from £127,500 (full market value from £255,000), which will require a minimum of 5% deposit from just £6,375. The ground floor is open plan with a fitted kitchen, dining and living areas, off which is a cloakroom/utility space. Nearby roads links mean Middlesbrough is 16 minutes away while getting to Darlington takes 23 minutes and Durham 28 minutes. The ‘Weybridge’ is a townhouse property type which is priced from £107,498 for a 50% share (based on a full market value from £214,995) with a minimum of 5% deposit from £5,375. School Court is in Pegsworth, a few miles from Morpeth, Northumberland, which has a host of shops and amenities of its own and is well connected on the East Coast mainline between London and Scotland.
