Big Potential Savings On Housebuilder’s Garden Village Homes

Key worker discounts and the Stamp Duty holiday with Edenstone Homes in Gloucestershire and Herefordshire...

House-hunters in the south-west of England can now potentially save thousands of pounds on homes at one of Edenstone Homes’ developments in that region.

With properties available under the Edenstone Homes and Bluebell Homes brands, River View Garden Village in Lydney, Gloucestershire also boasts a children’s play area, bike hire and allotments. There is currently a 5% key worker discount on selected properties, plus the homes are all within the threshold of the Stamp Duty holiday, and this ‘double dose’ of help could amount to a potential saving of almost £29,000 on a four-bedroom property on the Edenstone Homes phase.

Sales director Adele McCoy explained: “People have been reassessing what they want from where they live – both the home itself and the neighbourhood it’s in – having had time to reflect following the coronavirus lockdown. River View Garden Village ticks many of the boxes in buyers’ new priorities – the homes have generous gardens; there’s lots of open space for residents to enjoy including allotments and play areas; there’s the option to hire a bike or use outdoor exercise equipment as part of an active lifestyle. Selected homes feature a study and for those days when you need to go into the workplace, Bristol, Cheltenham and Gloucester are within commuting distance.

On Stamp Duty alone, someone buying a four-bedroom ‘Faringdon’ style property would save more than £9,000, while key workers could see the purchase price reduced by around £19,000. This house type has 1,633 sq ft of living space with open-plan kitchen/dining/family room, utility room, WC, dedicated study, and one of the bedrooms comes with an en suite and dressing room. The ‘Faringdon’ is available from £385,000 or £365,750 for eligible key workers.

The Burford‘Burford’ house type

Also available under the two brands is St Mary’s Garden Village in Ross-on-Wye, Herefordshire, which will eventually include a host of facilities including a community building with equipped indoor gym, community hall and kitchen, play areas, walking trail with outdoor exercise equipment; cycle hire facilities; allotments with raised beds; a meadow and viewing platform over a lake.

The first properties on the Bluebell Homes phase are launching soon but Edenstone Homes already has a selection available. The combination of 5% key worker discount, for a limited time only, and the Stamp Duty holiday savings amount to a potential reduction of £35,000 when purchasing on a four-bedroom ‘Farnham’ style property, with a full price of £464,995.

On Stamp Duty alone, someone buying a four-bedroom, 1,354-sq-ft ‘Burford’ style property would save around £10,000. It is available from £399,995 or £379,995 (a further £20,000 reduction) for eligible key workers. This house type has a principal bedroom with dressing area and en suite, a study, utility room, of living space, open-plan kitchen/dining/family room spanning the entire width of the property and a separate lounge at the front, with feature bay window. A finished example of the ‘Burford’ will soon be available to view by appointment only.
