Off-Plan Sales Of Homes Overlooking Prestwich Golf Course

Posted 1 December 2020 by Keith Osborne

There's been keen interest from buyers in the boutique development Fairways View, the work of Cube Homes...

With some golf clubs reporting more than a 100% increase in new sign-ups and 12 clubs sold or on the market in the past two months, it seems that the UK’s love of golf has been unaffected by Covid-19.

For those who already enjoy golf, or who are thinking of taking it up, living within walking distance of the first hole is a huge attraction – so it’s not surprising that buyers have already snapped up off-plan a number of the new homes at Fairways View, Cube Homes’ new development overlooking Prestwich Golf Club in Greater Manchester.

Christopher Heath, managing director at Cube Homes, commented: “Our exclusive collection of 17 luxury four-bedroom family homes is perfect for those who enjoy the fresh air, exercise and mental stimulation that a good round of golf supplies – and even those who haven’t been tempted to pick up a putter yet will find that the tranquil setting has much to offer.”

Fairviews ViewMost of the detached and semi-detached homes, which were designed by award-winning Calderpeel Architects, enjoy views over the rolling scenery of the course with its trees and water features – a factor that is proven to be beneficial for physical and mental health. Studies around the natural human desire to experience nature, known as biophilia, have proven that looking out over trees and countryside helps people to recuperate from illness faster and reduces stress levels. Effects are even more beneficial for those who choose to get out and enjoy the great outdoors, whether that’s by playing golf or just enjoying the many public footpaths to get some fresh air, healthy exercise and vitamin D.

It might seem surprising, but the carefully maintained landscapes of golf courses can be havens for wildlife, particularly birds. A survey at one golf course in Suffolk, by the RSPB, revealed that it was home to an amazing 39 different species, including the rare mistle thrush and the UK’s largest finch, the hawfinch. Skylarks in particular, with their beautiful warbling song, often make their home on golf courses. Add to that the wealth of butterflies, and mammals from voles to red deer, and you have the potential for wonderful wildlife walks.

Living near a golf course comes with all the benefits of peace and quiet and wildlife watching, but without the isolation of being right out in the country. Golf is known as being a social game, both for those who enjoy to chat and play, and for those who prefer to just gather at the 19th hole for a pint or a G&T. Prestwich Golf Club, as with many others, no longer restricts its clubhouse to just playing members, but offers all the facilities of a country pub – a place to eat, drink and socialise and join a ready-made community.

Marlborough'Marlborough' house type at Fairways View

With so many advantages to fairway living, it’s not surprising that homes close to golf courses usually have a significant price premium attached that mean they are likely to increase in value significantly in the coming years, but homes at Fairways View are more affordable, starting from £470,000.

Elegantly designed, they come in four different house types which have statement double-height windows, redbrick façades and crafted stonework detailing. All the homes benefit from landscaped front and rear gardens, as well as an integral garage. Inside are bespoke German kitchens with integrated high-end Neff appliances, Porcelanosa sanitaryware and tiling and Amtico floors.

Heath added: “As well as being perfectly located for golfers and wildlife lovers, Fairways View is less than four miles from Manchester city centre, with good tram, train and road links to get to work. Salford City football club is just around the corner, for those who prefer the beautiful game, while Prestwich town centre itself has a growing selection of shops, cafés, restaurants and leisure facilities as well as access to four successful secondary schools. With spacious, architect-designed homes combined with a perfect location, we expect Fairways View to be extremely popular, both with golfers and with families looking for a healthy, open-air lifestyle.”
