A First Look At New Chalfont St Giles Development

Posted 14 September 2022 by Keith Osborne

Comer Homes has released the first homes for sale off-plan at its new luxury Newland Park scheme...

Comer Homes has revealed the first look at its Newland Park in Chalfont St Giles, Buckinghamshire, which is situated on the 200-acre grounds of a former grand country house, that once welcomed royalty, artists, and political figures.

Ahead of the full launch, reservations have been opened for the first phase, which comprises 74 luxurious new build houses and apartments, with prices starting from £695,000.

Available through sole agents Hamptons, the inaugural release of two- and three-bedroom apartments at Newland Park will range in size from 1,055 sq ft to 2,831 sq ft, and there’s also a collection of generously spacious three- and four-bedroom houses.

Accessed via an impressive tree-lined driveway, the collection of 10 semi-detached houses, will be situated on a prominent plot, with sweeping views of the landscaped private grounds and benefit from modern interiors. These homes will feature private driveways and ample off-street and visitor parking, as well as large gardens.

Newland ParkPhase one will also offer 64 apartments, that provide supreme comfort and functionality, with open-plan spaces and generous balconies or terraces. The expansive landscaped grounds that create the backdrop of Newland Park were redesigned by eminent landscape designer Thomas Mawson in 1903. The majority of Mawson’s grounds survive largely intact, with mature ornamental planting and an extensive formal drive from Chalfont St Peter providing a good example of a traditional Chiltern estate.

The interior design of each home will reflect the prominent surroundings and refined history of the site, with bespoke handmade furniture specially curated to create the highest quality finishes. The high-grade specification will be integrated into the dedicated marketing suite, that will be present in the restored original manor house, to provide potential purchasers with a first-hand experience of how their new homes will look and feel.

Newland Park will also offer residents direct access to expansive private grounds that will feature a mixture of landscaped and wild planted gardens and parkland, as well as children’s play areas, modern sports facilities and a state-of-the-art premium health & wellness facility.

The health & wellness facility will be open to residents of Newland Park, as well as members of the local community. It will provide a swimming pool, tennis courts and Racquets Club, multi-sports pitches, Padel courts and tennis courts with an inflatable dome. There will also be a five-star spa, restaurant and relaxation terraces.

Perfect for golfers, a plethora of highly rated golf courses are close to Newland Park, including Gerrards Cross, Denham and Chorleywood Golf Clubs within easy driving distance.

There will be ample underground parking at the development, with the facility for electric charging units, whilst 24-hour security will be present across the site. There will also be a courtesy shuttle bus service in operation, exclusively for residents, from Newland Park to local commuter stations and popular shopping destinations.

Newland ParkCaroline Comer, sales & marketing director at Comer Homes, said: “The excitement for the launch of Newland Park is already starting to build, with regular enquiries coming through as the first phase release begins to take shape. We’re now officially opening registrations ahead of the full launch in September to provide interested buyers with the opportunity to be the first to secure a home on this stunning development.

“Our history as developer is steeped in delivering some exceptional large-scale developments that feature a mixture of period regeneration and new build homes set on large, landscaped grounds, but this will take things to a whole new level. Ideal for a real mixture of purchasers we’re anticipating this to be one of our most popular schemes to date.”

Sue Fisher, head of residential development, Greater London & Country at Hamptons, commented: “A landmark development like no other in the area, we are delighted to be working in partnership with Comer Homes for the much-anticipated launch of Newland Park this October, as well as offering buyers a truly unique place to call home. The development seamlessly blends luxury design with history, whilst benefitting from beautiful countryside and impressive amenities on your doorstep and close by connections to the city.”

Dating back to the 1700s, Newland Park is centred around a Grade II listed former country manor that has been refurbished and repurposed into the development sales and marketing suite, whilst in a later phase a collection of stunning period apartments will be released in the historic building.

Newland ParkFrequented by royalty, the manor house once hosted King George III, which is marked by a stone statue called Gott's Monument, erected to commemorate the death of a stag killed by the King. Still present today, part of the regeneration works will see the monument repaired and restored.

Popular with notable figures throughout its existence, Newland Park has also previously welcomed Suffragette leader Emmeline Pankhurst, acclaimed author H.G. Wells and Irish playwright George Bernard Shaw. The renowned poet John Milton, who wrote the epic blank verse poem Paradise Lost when in residence at the nearby Milton’s Cottage, would regularly walk the grounds when in search of inspiration for his many poems and verses.

The Parish of Chalfont St Giles is in an area of Outstanding Natural Beauty, on the edge of the Chiltern Hills, and particularly popular with families and commuters due to its proximity to good schools and excellent transport links. Well-located, Newland Park is close to Chalfont & Latimer and Chorleywood stations, which provide direct links into central London via Chiltern Railways and the London Underground Metropolitan line.

Newland Park is set to be released on the back of the final collection of homes available at another grand historic Comer Homes development, Royal Connaught Park. Over 80% of the latest phase of a scheme that has transformed the former Royal Masonic School for boys into a spectacular residential scheme, have been sold. Prices for the last remaining homes ranging in price from £599,000 to £1.189million.
