The first high-spec new build houses and apartments has been officially launched by Comer Homes at Newland Park...

Newland Park, a spectacular residential development set on 200 acres of historic private gated grounds, has been officially unveiled by leading developer Comer Homes in the sought-after Buckinghamshire village of Chalfont St Giles.

The first phase of 74 prime new build houses and apartments occupy a prominent position on the site, which is centred around a grand Grade II listed Georgian-era mansion house, which has connections to King George III, Emmeline Pankhurst and the Suffragette movement, as well as famous authors, poets and playwrights such as H.G. Wells, George Bernard Shaw and John Milton.

Each available exclusively through sole agents Hamptons and priced at £1.425million, the first collection of 10 semi-detached, 2,045-sq-ft three-/four-bedroom houses will provide generous living spaces, with high ceilings, contemporary kitchens fitted with high-grade integrated appliances, en suite bathrooms, spacious landscaped front and rear gardens, as well as private driveways and ample visitor parking.

Newland ParkThe first phase also includes the impressive Pankhurst Collection of two- and three-bedroom ground floor and duplex apartments. Priced from £695,000 and ranging in size from 1,055 sq ft to 2,831 sq ft, the heritage-style homes are well-proportioned and configured to meet modern lifestyle needs, with flexible spaces that can be freely arranged. The majority of homes include private terraces or balconies, as well as allocated parking with the option of electric vehicle charging points.

Setting a new standard of living in the area, the interior design of each home will reflect the prominent surroundings and refined history of the site, with bespoke handmade furniture specially curated to create the highest quality finishes. The high-grade specification will be integrated into the dedicated marketing suite, that will be present in the restored original manor house, to provide potential purchasers with a first-hand experience of how their new homes will look and feel.

Caroline Comer, sales & marketing director at Comer Homes, said: “We have had an exceptional response to the launch of the first phase at Newland Park. Since we started promoting the development there have been a strong flow of enquiries from a mixture of buyers looking to make this iconic scheme their home.

“Our history is steeped in delivering exceptional large-scale developments that feature a mixture of period regeneration and new-build homes set on breath-taking grounds, but this will take things to a whole new level. Newland Park offers the perfect balance of country living within easy reach of the city and will offer purchasers a rare opportunity to live on a private country estate.”

Sue Fisher, head of residential development, Greater London & Country at Hamptons, commented: “We are exceptionally proud to be working with Comer Homes at Newland Park; the sense of excitement and anticipation is beyond measure as we countdown for the unveiling of this unprecedented landmark scheme! Newland Park is impressively unique and sets an entirely new standard for premium new homes in an exceptional location with 200 acres of grounds, outstanding transport links, great schools and village life, all only 30 minutes from London.”

A health & wellness spa facility will be open to residents of Newland Park, as well as members of the local community. The state-of-the-art spa centre will provide a swimming pool, tennis courts and Racquets Club, multi-sports pitches, Padel courts and tennis courts with an inflatable dome. There will also be a five-star spa, bar, restaurant and relaxation terraces.

Newland ParkAdditionally, there will be ample underground parking, with the facility for electric charging units, whilst 24-hour security will be present across the site. There will also be a courtesy shuttle bus service in operation, exclusively for residents to local commuter stations and popular shopping destinations.

Newland Park will also offer residents direct access to expansive private grounds that will feature a mixture of landscaped and wild planted gardens and parkland, as well as children’s play areas and modern sports facilities.

The expansive landscaped grounds that create the backdrop of Newland Park have been restored to retain the design and layout created by eminent landscape designer Thomas Mawson in 1903.

The majority of Mawson’s grounds survive largely intact, with mature ornamental planting and an extensive formal drive from Chalfont St Peter providing a good example of a traditional Chiltern estate. Thomas Mawson’s lifetime works include the Peace Palace Gardens at The Hague, The Rushton Hall Estate in Northamptonshire and the nearby Grade II listed Bushey Rose Garden in Hertfordshire.

Steeped in history, Newland Park has been home to or welcomed a wide range of eminent figures. One of the most notable to frequent the manor house is King George III, who used to enjoy hunting on the grounds with then owner Henry Gott. One such event is marked by a stone statue called Gott's Monument, erected to commemorate the death of a stag killed by the King.

Newland ParkSurrounded by thick woodland, Newland Park offers fantastic privacy, which once made the former estate the perfect safe haven for Emmeline Pankhurst and numerous Suffragette members. Under the ownership of politician and women’s rights advocate Henry Devenish Harben and his wife Agnes Harben (founder of the United Suffragists) the house and grounds became a refuge for suffragettes from 1910 to 1921.

The calm and peaceful setting has also attracted numerous famous authors, poets and playwrights, such as acclaimed author H.G. Wells and Irish playwright George Bernard Shaw. The renowned poet John Milton, who would regularly walk the grounds, wrote the epic blank verse poem Paradise Lost when in residence at the nearby Milton’s Cottage.

Well-located, Newland Park is in an area of Outstanding Natural Beauty, on the edge of the Chiltern Hills, close to good schools and excellent transport links close to Chalfont & Latimer and Chorleywood stations, which provide direct links into central London.

The new collection of homes available at Newland Park range in price from £695,000 to £1.95million. Find out more at [email protected] or www.newlandpark.com.
