Shared Ownership Launch Close To Norwich

Posted 16 June 2021 by Keith Osborne

Clarion Housing is adding to its range of Shared Ownership homes for sale in the East of England at The Crown Meadows...

Clarion Housing has launched a brand new collection of Shared Ownership homes in Norfolk at The Crown Meadows in Newton St Faith.

With a show home opening at the end of this month and the first homes scheduled for completion in July, there will be a choice of two-, three- and four-bedroom properties where the buyer purchasers a share (as little as 40%) and pays a subsidised rent on the remainder. Over time, they can ‘staircase’ by purchasing further shares until they own 100%.

This development has already sparked interest with young couples and families in the area looking to get on the property ladder in a village surrounded by natural open spaces and picturesque walks. Norwich, recently named best place to live in the east according to The Sunday Times ‘Best Places to Live in the UK 2020’ guide, is just a 15-minute drive away and the Norfolk coast can be reached in 35 minutes by car, making these homes ideal for those who want to be both well-connected and make the most of the county’s glorious countryside.

The collection of 25 homes starts from £87,000 for a 40% share of a two-bedroom property (based on a full market value of £217,500), and under the Shared Ownership scheme will require a deposit from as little as £4,300, significantly smaller than what would be required if buying outright. Each home has two parking spaces and a private turfed garden.

Jeremy Turnbull, senior regional sales manager at Clarion Housing Group, said: “With private gardens, and lots of parks and outdoor spaces nearby, Crown Meadows is perfect for those who want a brand-new house with fresh air and space to play, grow, and relax. The affordable Shared Ownership housing scheme is a unique opportunity to buy a new home in the delightful village of Newton St Faith, which otherwise may just not be an option for so many.”

Inside each home, the satin-painted woodwork with walls and ceilings painted in bright white emulsion make a ‘blank canvas’ for adding the personal touches. There’s a spacious kitchen and dining area with a separate lounge space and the four-bedroom houses enjoy a separate dining area from the kitchen with a generous lounge for all the family to enjoy. The smart design means all homes have a downstairs WC and an en suite in the master bedroom, as well as the main bathroom upstairs.

The kitchens are fitted with Zanussi integrated appliances including a four-burner gas hob, single oven, and fridge/freezer, set against cashmere-coloured kitchen units and dark ash worktops. Bathrooms have Kohler baths, sinks and toilets. Both the kitchen and bathrooms feature durable Tarkett Tekstar flooring, while soft carpets line the lounge, hallways, stairs and bedrooms.

For day-to-day needs, Newton St Faith and the surrounding area have excellent range of amenities including a Post Office, a doctor’s surgery, a selection of inviting pubs, and a choice of supermarkets. Schools in the local area are rated highly by Ofsted for pupils of all ages. The extensive shopping, leisure and cultural assets of Norwich are not far away.

Prices start from £80,000 for 25% share of a three-bedroom home (based on a full market price of £320,000.

Turnbull commented: “With more families and young couples looking to swap city life for more space and scenic countryside, Potters Warren is a unique opportunity to jump on the property ladder and own a brand new modern home in a captivating rural setting. We’ve already seen a huge interest in these properties, with 29 reservations made by mostly young couples and families looking for a fresh start. The properties have generous dining and kitchen areas, with separate living rooms as well as good-sized bedrooms, a family bathroom and downstairs cloakroom. In addition, some three and all four bedroom homes enjoy en suite facilities in the master bedroom. The Symphony fitted kitchens feature high-specification integrated appliances including an electric oven, hob, extractor, fridge freezer, and washing machine. Meanwhile, the bathrooms have white sanitaryware with matching chrome taps and towel racks, and minimalist glass shower screens. All homes also include a turfed garden and either a garage or external storage.

Bury St Edmunds is just 15-minutes away from Elmswell station by rail and it’s 23 minutes by train to Ipswich and it’s under an hour to Cambridge. Locally, there are numerous clubs in the local area offering everything from football to gymnastics, fencing, table tennis and more. There is also a very good range of schools for children of all ages, including Elmswell Primary School, which has been rated ‘Good’ by Ofsted and caters for children aged three to 11.
