City & Country has launched a collection of 19 new conversion homes at its multi-award-winning King Edward VII Estate in Midhurst, West Sussex.

The new apartments are the result of the detailed transformation of a distinctive Arts & Crafts building that once served as accommodation for the nursing staff who worked at the former sanatorium more than 100 years ago. They form Royal Gardens, the latest range of one-, two- and three-bedroom homes at the beautiful Grade II* listed, 165-acre estate, which sits in the heart of the South Downs National Park.

Royal GardensThe building sits adjacent to the main sanatorium, which City & Country has already restored and converted into apartments and boutique-style communal areas. These new apartments are built around an intimate and tranquil formal garden, with the majority featuring private balconies, terraces and gardens. A number of these homes also feature unique original spaces, ideal for use as a home office or study. These spaces, when combined with fibre optic broadband (which provides residents with access to up to 300MB and a high-speed and reliable internet connection), are ideal for those looking to work from home.

Internally, the apartments have been designed to capitalise on natural light, with feature windows that maximise beautiful views of the courtyard and wider estate gardens. A palette of muted tones and natural materials have helped to create a sense of understated style and luxury.

Outside, the formal garden has been inspired by Gertrude Jeykll, the renowned landscape designer of the Estate’s original therapeutic gardens (which have been reinstated). It includes terraces, pathways, hedgerows and herbaceous shrubs with a pattern of lawns and meadow, all attracting a variety of wildlife.

Residents will benefit from immediate access to the Estate’s extensive amenities and facilities, which include a concierge, spa-style swimming pool and gym. There are also a number of unique communal rooms, including the former Ladies’ Reading Room and Dining Hall, which provide elegant spaces for relaxing, socialising or working.

Commenting on the new homes, Suzanne Aplin, sales and marketing director at City & Country, said: “Having transformed the sanatorium, Royal Gardens represents the last opportunity to buy a conversion home within the Estate’s original Arts & Crafts buildings. Located in a tranquil area, these new homes offer a real sense of privacy and a place to escape the crowds.

“New residents will be able to immediately benefit from the Estate’s facilities, as well as the established landscaped grounds and walks.

King Edward VII Estate“The South Downs is an incredibly beautiful part of the country - people come to holiday here, but it could be home. The Estate is a rare opportunity for those who love the contemporary specifications of a new home, but also the charm and character of a period property.”

Royal Gardens apartments are priced from £310,000 to £750,000 and are available to visit on an appointment-only basis. Find out more at www.cityandcountry.co.uk.
