Work Starting In Hertford Ahead Of Summer Launch

CALA Homes North Home Counties has officially started work on a new development of high-quality homes in Hertford which launching in summer 2022.

Limsi Grove is a brand new boutique collection of 41 homes nestled in a conservation area located within walking distance of Hertford town centre. It will consist of three-, four- and five-bedroom detached homes, ranging in size from 1,111 sq ft to 2,357 sq ft, designed to complement the aesthetic and characteristics of the town’s existing architecture.

Reflecting Limsi Grove’s countryside surroundings, the homebuilder will transform the 11-acre site by incorporating extensive landscaping in the open spaces surrounding the development, with the planting of native trees, shrubs and hedges, as well as screening between adjacent properties. A 5.4-acre site to the west leading down to Hagsdell Stream is to be retained as a wildlife area as part of the surrounding Green Belt and one of Hertford’s ‘Green Fingers’.

With homes available to move into from this autumn, guide prices will start in the region of £749,950 for a three-bedroom detached property. Of the 41-homes, 40% will be provided as much-needed affordable homes for rental and shared equity tenures to meet Hertford's local housing need by Paradigm Housing.

As part of the development plans, CALA has announced it will also provide £1.3million of support for the surrounding community. The investment is set to cover improvements to local football and cricket pitches, the creation of grassland and allotments, a community bursary fund, support for nearby schools and off-site improvements for local leisure facilities, swimming pools and youth centres. Contributions are will also deliver off site highways improvement works to improve pedestrian access to Simon Balle School.

Neil Farnsworth, senior planning manager, said: “We officially purchased the land in Hertford in 2021, so we’re delighted to have started work on the site. Hertford is a prime location to build new homes, thanks to the proximity of the town centre, the A10, and being within a commutable distance of London. Hertford also has a great choice of primary and secondary schools on Limsi Grove’s doorstep, including the Ofsted-rated ‘Outstanding’ Simon Balle All-Through School.
