Open Market And Affordable Homes At Walthamstow Development

Blackhorse View has just launched and will be delivering 350 new homes to a north-east London regeneration scheme...

Blackhorse View, a development in Walthamstow, has just launched for off-plan sales and sees Barratt London, Transport for London (TfL) and L&Q working together to bring an impressive collection of new homes to north-east London across a range of budgets.

With panoramic views over the neighbouring Walthamstow Wetlands and Lee Valley Park, Blackhorse View is delivering 185 one-, two- and three-bedroom apartments, as well as studios, helping first-time buyers get onto the ladder with prices starting from £315,000. Housing association L&Q will deliver a further 165 affordable homes – almost 50% of the total number of units in the development – for both rent and Shared Ownership.

In line with the Mayor of London’s ‘First Dibs’ policy, homes valued up to £350,000 will be offered to only UK buyers for three months with Londoners, who live or work in the capital, also being offered ‘first dibs’ exclusively for up to a month within this time period.

The first homes at Blackhorse View will be ready to move into from late 2021, with every apartment benefitting from either a private balcony or terrace, as well as access to landscaped communal podium gardens.

These homes are well connected for residents travelling around the capital for business or pleasure. They are ocated opposite Blackhorse Road station, which serves the Victoria Line and London Overground, providing access to the likes of Kings Cross in 13 minutes and Oxford Circus in 17 minutes, as well as easy access to Stansted Airport via Tottenham Hale. The development also includes hundreds of cycle parking spaces for those who enjoy travelling by bike, with the transformation of the nearby Blackhorse Road junction making it even easier to travel more sustainably with new segregated cycle tracks, wide pavements and improvements to the bus facilities, including a new bus shelter.

The development, which is delivering 350 new homes and 50% affordable housing, offers new residents a wide range of benefits, not least a variety of choices when it comes to travelling across the capital.

“As part of the project, we are also delivering 17,000 sq ft of retail and commercial space, including opportunities for small and independent businesses, as well as creating new jobs and apprenticeship opportunities to support the local economy.”

Having spent 2019 as London’s first Borough of Culture, Waltham Forest has experienced extensive regeneration in recent years, including the restoration of its Grade II-listed cinema and the continuing transformation of Blackhorse Road junction.

As well as becoming ‘foodie’ hotspot for London, the area has plenty of shops and Europe’s largest street market. There’s also the acclaimed William Morris gallery and the conservation area of Walthamstow Village.

Lloyd Park is a favourite of local residents, just a 15-minute walk from Blackhorse View, with 31 acres of floral gardens, bowling greens and tennis courts. The 520 acres of unspoilt reservoirs at Walthamstow Wetlands is a great day out, with a café and viewing platform housed in a listed engine house.

Reardon added: “This might be a Zone 3 location, but it definitely has a back to nature feel. This is what draws in lots of young families not yet ready to leave London, as well as professionals priced out of Hackney and Islington. E17 has a real sense of community with a village feel unlike anywhere else, where our new scheme aims to enhance the existing environment and build on these strong community ties.”
