Current Opportunities For Tyne And Wear House-Hunters

Recent launches and some special incentives will be of real interest to serious new homes buyers across Tyne and Wear...

The new homes market has a lot to offer to house-hunters in Tyne and Wear, with a host of housebuilders building all sorts of properties to suit a range of tastes and budgets.

Along with some schemes of their own, including things like Part Exchange, some companies are offering the government-backed Help to Buy: Equity Loan, which in the North East of England can be available to use for new homes priced up to £186,100.

For first-time buyers on a modest budget, Barratt Homes is offering the Home Reach initiative on selected properties at Bedewell Court in Hebburn. This scheme allows those qualifying to ‘part buy-part rent’ a first home – you purchase a share, usually 50% to 75%, and pay a reduced rent on the remainder. This requires a much smaller deposit and mortgage than buying outright. There are all the advantages of homeownership, and when the budget allows, owners can purchase further shares (a process known as ‘staircasing’) until they own 100%.

One example is Plot 313, which is a three-bedroom semi-detached house. Through the entrance door to this double-fronted home, to one side is a dual-aspect living room, to the other, an open-plan kitchen/dining room with French doors to the garden. There’s also a WC and a storage upboard off the hallway. Upstairs, there’s a family bathroom, two double bedrooms (one having an en suite), and a single room that could equally be a great home office. This house is priced from £107,997 for a 50% share, based on a full market price of £215,995.

Cussins is welcoming house-hunters seven days a week, by appointment only, to its Meadow Hill development in Throckley, where the housebuilder has a range of two-, three- and four-bedroom homes. Buyers with a home to sell are welcome to ask the team here about the Cussins Express scheme, which has the company taking some of the hassle of the selling process by arranging valuations to progress chasing. It also pays the estate agent fees.

Not only is the housebuilder bringing brand new homes to the area, it has also upgraded existing leisure facilities such as Throckley Recreation Ground and brought new ones such a new sports field for the ‘Outstanding’ Throckley Primary School.

From Meadow Hill, Throckley Dene, ideal for family walks, is just a stroll away and a heritage highlight is Hadrian’s Wall, which passes through the village. The city is just a few miles to the east and the Tyne Valley to the west.

Ashberry Homes has released a first selection of properties at Moorfields View, a new development in Killingworth. The company is delivering 90 new homes in all, which will comprise a mix of three- to five-bedroom homes – all with parking or garages and private rear gardens. The first will be ready for residents to move into later this year.

Danielle Brown, sales manager for Ashberry Homes, said: “The first homes at Moorfields View were released for sale in early March and we are already seeing high levels of interest. Work started last year at the development, which is part of a wider scheme in Killingworth to deliver more than 400 much-needed new homes to this part of Newcastle.”

Moorfields View is located to the west of the town centre, with a good choice of shops at Killingworth Shopping Centre, while it’s just five miles north of Newcastle city centre for a wealth of shops and leisure attractions. The A1 and A19 both easily accessible, as well as the Four Lane Ends and Palmersville Metro stations, just a 10-minute drive from home.

Responding to customer feedback about the new priorities for homeowners and house-hunters in light of lockdown, Ashberry Homes has also installed a new garden studio pods in the garden of a show home at its Church View development off Stamfordham Road in Callerton, which could be ideal for people now working from home.

The housebuilder is now offering the reinforced concrete slab and ducting as an optional extra which will enable homebuyers to easily install this addition to their new home. Church View is part of a wider scheme providing up to 3,000 new homes in the area.

Oliver Wray, sales manager for Ashberry Homes, said: “The building that we have chosen is the ‘Holt Garden Studio’ built by Crane Garden Buildings. The garden pods have been thoughtfully designed to allow users to work in comfort, but away from the hustle and bustle of the family home. Large windows have been fitted to enable plenty of light to shine in, while this particular one has downlights, electrics package including heating to use all year round.”

Two show homes, a three-bedroom ‘Begonia’ and a four-bedroom ‘Gardenia’ designs, have recently been completed at the site and can be viewed by appointment only. In the same area, construction work is set to reach the halfway mark at Bellway’s 170-unit Callerton Rise development in Westerhope in the coming months. Over a third are now occupied since work began on site in 2019. This housebuilder is constructing a mix of two-, three- and four-bedroom houses for private sale as well as 50 affordable homes for rent or Shared Ownership.

Emma Chesterton, head of sales at Bellway North East, said: “Callerton Rise is shaping into an attractive new neighbourhood, with over a third of the homes now occupied. The development has attracted a range of buyers, with particular interest coming from young couples purchasing their first homes and downsizers relocating from the surrounding areas. Most of the demand is coming from local buyers keen to stay in this part of Newcastle. The site is in an enviable semi-rural location just five miles from the city centre.”
