Like the rest of the country, Tyne and Wear has seen a very active new homes market over the past year despite lockdown, and this is heightened right now with the planned end to the Stamp Duty holiday that can save buyers up to £15,000.
Housebuilders in the region are very busy with brand new developments and existing sites where there can be some excellent offers on the remaining homes. We’ve rounded up some of the latest information.
Ashberry Homes is reporting that construction is progressing well in Westerhope, where the first properties are now available to reserve at Church View, off Whorlton Lane. The housebuilder has released a range of three- and four-bedroom homes for sale, with prices starting from £229,995.
Church View is a mix of two-, three- and four-bedroom homes, with a total of 184 properties being built at the site, alongside public open space with footpaths and a children’s play area. Eight discount market value homes are being built the development and will be offered to qualifying buyers as part of the affordable housing provision at the development agreed with Newcastle City Council. Prices for these homes start from £139,950.

Gleeson Homes has launched a much-needed development of 205 affordable homes in Chopwell, the former coal mining village in Gateshead, bringing a collection of brand-new affordable, quality homes to the area. The new development, named Moorland Green, is located off Mill Road and will be made up of traditionally built two-, three- and four-bedroom homes.
The government-backed Help to Buy: Equity Loan scheme will ensure that many of the homes at Moorland Green are likely to cost less than local rent levels, crucial to first-time buyers and families especially. Further homes will be released for sale throughout 2021, with the first homeowners expected to move into their home in spring.

For older buyers, specialist developer Pegasus (part of Lifestory) is inviting interest from ‘later living’ house-hunters in Pegasus Jesmond Assembly in Newcastle, ahead of completion of the 63 contemporary homes there, exclusively for over-60s. Barratt Homes currently has a couple of special offers on homes at developments in Tyne and Wear, where for a limited time the housebuilder will accept a reservation fee of on £99. City Edge, under four miles from Newcastle city centre and with some excellent schools close by, comprises two- to four-bedroom homes. House-hunters can ask about Help to Buy and there’s a free flooring package on selected homes reserved before Sunday 31 January.
The current featured home at City Edge is Plot 102, the ‘Denford’ house type which overlooks green open space and comes with a single parking space. This is a mid-terrace home priced at £151,995. The ‘Maidstone’ house type
At Cherry Tree Park in the coastal village of Ryhope, south of Sunderland, there is also a choice of two-, three- and four-bedroom homes right now, priced between £149,995 and £276,995. It’s got particular appeal to families as it is in catchment of Ofsted 'Outstanding' New Seaham Primary school.
Plot 359 has just become available again. It is the popular three-bedroom semi-detached ‘Maidstone’ house type. This one, recently reduced by £5,000 to £204,995, also comes with and upgraded kitchen with integrated appliances worth up to £2,200 and a flooring package throughout worth up to £2,500. Gentoo is soon opening a show home at Churchfields in Silkswood, around a 15-minute drive into Sunderland city centre. Thanks to nearby road links, it’s also an easy journey into Newcastle, Stockton-on-Tees and Durham. Three- and four-bedroom houses currently available there right now are priced from £219,995 to £312,995.
‘The Sycamore’ house type
Gentoo’s own Home of the Week is Plot 52. It’s a four-bedroom house called ‘The Sycamore’ that is priced at £284,995 and for a limited time, the housebuilder will contribute £5,000 towards the deposit. This is a double-fronted detached house which comes with a single garage and driveway. At the front of the home downstairs are a lounge and, increasingly crucial for home workers, a study, while at the rear is an open-plan kitchen/dining/family room across the width of the property, with lots of glazing for natural light and French doors to the garden. Off the hallway are a utility room and WC. Bedroom one, with en suite, and bedroom two are both doubles, and there are two single bedrooms, some handy storage and a bathroom to complete the home.
