From 2019, Westminster Council agreed that no new homes built in Westminster would exceed 200 sq.m. Gross Internal Area (except where it is necessary to protect a heritage asset), and data published in the Knight Frank Wealth Report shows the median floor space of an apartment fell to less than 93 sq.m. in 2021, the lowest since records began in 1999.
Henry Barrow, sales director, CIT Group, comments: “We have experienced an increased demand for large lateral apartments recently, which is something particularly heightened by the ever-constricting supply of such properties. This makes new build schemes such as Lancer Square in Kensington which offer an assortment of apartments over 200 sq.m. an incredibly rare opportunity for central London.”
