Showcasing the ultimate in contemporary loft-style living, Stanley Dock Properties has launched a 1,650 sq. ft. two-bedroom, two-bathroom duplex show apartment in Grade II Listed Victorian Tobacco Warehouse, overlooking Stanley Dock in Liverpool.
Tobacco Warehouse, one of Liverpool’s most exclusive residential addresses, had a starring role in recent global coverage of the Eurovision Song Contest, both via dramatic drone footage taken over the building and within the beautifully curated spaces of the apartment itself. The two-storey home, with its dramatic double-height living area of 630 sq.ft. (the size of an average two-bedroom apartment in many other developments) and industrial, highly textured features, was hand-picked by BBC producers as the backdrop for several contestants’ television interviews.
This newly launched duplex apartment provides Manhattan loft-style accommodation within Tobacco Warehouse, the principal building on Stanley Dock.
Set over the first and second floors of Tobacco Warehouse, a spectacular 14-storey structure, the apartment forms part of an ambitious scheme of 550 duplex and penthouse, loft-style homes, with 100,000 sq.ft. of dock-level commercial space.
Inspired by the classic Victorian industrial features found throughout Tobacco Warehouse, such as warm-red bare-faced brickwork, cast-iron floor-to-ceiling columns, steel and concrete ceiling beams and huge multi-paned windows, Liverpool-raised interior designer Natalie Holden has crafted a bespoke interiors scheme to perfectly align with it.
Natalie Holden, founder of Natalie Holden Interiors, says: “As a Liverpool local, I have driven past Tobacco Warehouse countless times, and dreamed of having the chance to design a home within it. The architecture and heritage is so inspiring, its colours, textures and detailing is so extraordinary, this was the opportunity I had been waiting for. My design for the show apartment is rooted in tradition, but I’ve paired industrial design inspiration with eclectic, contemporary furnishings and accessories. The colour palette is reflective of the building’s materials and surroundings, and I’ve picked out a mix of heritage and earthy tones in matt tones and finishes such as rust, ochre and teal. Luxurious materials adorn the spaces, including travertine, wood, bold velvets, textured bouclé, rich leather and beautiful brass. The aim was to create a warm, inviting and comfortable space to showcase the potential within the apartments for people to live, relax, work and socialise.”

Open-plan kitchen/dining area

Entered on its upper level, on the second floor, an open-plan kitchen and dining area is framed theatrically by floor-to-ceiling black pillars, with a white, concrete-beamed ceiling, matt slate-coloured kitchen cabinetry and earthy tones on the walls. Depending on your lifestyle, you’ll find ample space for a huge dining table, or – as it is currently styled - two smaller seating areas, with dark wood and leather vintage-style furniture adding gravitas; pale wooden floorboards, huge house plants and bright, contemporary abstract art on the walls bring in organic elements and pops of colour.
Reception area

Glance over the elegant metal-spindled balustrade, a design continued down the staircase, and views are to the main reception area, on the first floor of Tobacco Warehouse, where a double-height space allows for living and entertaining on a grand scale. Here, further full-height feature columns, with a bank of huge Crittall-style windows which allow light to fill the home, and, against one wall, towering modular shelving displays books, paintings and ceramics. The colour palette on walls and for furniture mixes both heritage and natural tones, including rust, ochre and teal. Highly textured materials including woods, travertine, velvets, leather and brass adorn furniture and fittings in this multi-layered space.
Additional space

The space flows onto another area which could be zoned for dining, as a playroom, work-from-home area, bar space or media room, with richly-hued exposed brickwork on a feature wall and round, nautically-inspired lighting.
Bedrooms

The two double bedrooms are clean-lined and minimalist, in taupe and blue shades, one with a fabulous walk-in dressing area.
Bathrooms

The two bathrooms blend contemporary sanitaryware, monochrome, geometric-patterned ceramic flooring and full-height mosaic tiling around shower areas with twists on heritage style, as seen in the stainless-steel basin stand/vanity unity.
This show apartment is one of the final, landmark homes to be launched as part of the Phase 1 release of properties at Tobacco Warehouse. Tobacco Warehouse is located just 1.5km from Liverpool’s city centre. It is part of the £250m mixed-used regeneration of Stanley Dock, designed by Liverpool architect Jesse Hartley. The site also comprises the North Warehouse, which is now the Titanic Hotel, a new 4,400 sq. ft. “super restaurant” currently under development in the pumphouse and the South Warehouse.
Pat Power, director of Stanley Dock Properties, says: “We are thrilled to launch this stunning duplex two-bedroom show apartment, viewed by a global audience when it was chosen as the backdrop to contestants’ interviews during Eurovision 2023, and which perfectly showcases not only the incredible heritage features of homes for sale at Tobacco Warehouse, but marks the culmination of the first marketing phase of this landmark project. As a Liverpool native who has known the building all her life, interior designer Natalie Holden was a natural choice for helping us deliver out latest show home.”
The show apartment’s new owner will not only have use of the building’s vast communal spaces, with a residents’ lounge, co-working areas, 24-hour concierge and coffee dock, but can watch the surrounding heritage landscape and wider city skyline continue to evolve as a world-class cultural, recreation and leisure destination.
The show apartment at Tobacco Warehouse, is for sale at £430,000, excluding furniture. A range of other homes are currently for sale with prices from £265,000.
