Shop ahoy! ‘Waitrose effect’ bodes well for new Horley homes

Posted 14 October 2016 by Keith Osborne

Research from a major bank confirms the proximity of these new homes to the well-known supermarket will increase their comparative value over time...

The ‘Waitrose effect’ has been talked about for some time, suggesting that when the well-respected supermarket decides to open a new branch somewhere, property prices in that area are likely to surge as it gains attraction with homebuyers.

In fact, research from Lloyds Bank backs up this reputation, showing that living close to a Waitrose can add an average of £22,000 to the value of your home, compared to something comparable well away from the shop.

Located on the doorstep of a large Waitrose, Bellway’s Sovereign Place, which has recently launched, is in a prime location in Horley, with the added benefit of also being within easy reach of a host of other amenities in the town. The development offers one- and two-bedroom apartments and some two-bedroom houses, meaning it’s a perfect choice for first-time buyers and downsizers in particular.

All properties offer open-plan living with stylish fitted kitchen units, high-quality integrated Zanussi appliances and chic bathrooms. Prices start from £287,995 and Help to Buy is available on all apartments.

Mark Harrop, head of sales at Bellway Homes South London, says: “It’s all about location, location, location when it comes to property. Travel connections and local amenities can have an impact on the value, and Sovereign Place is a prime example of that. The location in the heart of Horley, and directly opposite a Waitrose, makes this an attractive development, ready to be snapped up by savvy house-hunters or investors who recognise the value of the surrounding area, not only as a place to live but as a long-term investment opportunity.

“With the development just launched, we would advise interested purchasers to register their interest as soon as possible.”

Aside from its own excellent range of shops and useful amenities, together with an impressive collection of sports clubs and facilities, Horley also offers quick access to even more at nearby Crawley and Redhill.

Horley is popular with commuters, and not just those in London. Services from its station, just a stroll from Sovereign Place, include many frequent ones to Brighton, Crawley and Croydon, while Gatwick Airport is just minutes away by rail and road.
