Rosechurch Homes has seen keen interest from a range of buyers for the style and specification of its brand new properties at Edgelake, a development of 35 two-, three- and four-bedroom houses in the east of Sittingbourne.

This development launched last year and is delivering a fine variety of house types. The first impression we had on arriving for our tour of the development was the passion of the whole Rosechurch team for the homes they are selling here. There’s a real confidence that the company’s designs and specification is distinct from those at other developments nearby from national and regional housebuilders.

They tell us about the wide appeal of the choice of homes here and variety of people reserving and buying at Edgelake, one of whom was moving in the day we were there. Key factors in this site’s success to date has been the generous living space of these homes and its location by the lake on a private road that won’t have passing traffic.

We recently took a detailed look at the show home, the show home, called ‘The Molineux’, and with a living space of some 1,229 sq ft. Seeing it all first-hand, the professional decoration and furnishing implemented by Artspace Interiors complements the features of the basic layout. For instance, the double doors to the lounge at the front of the home, plus its dual-aspect, make is a ‘statement’ part of the home.

The open-plan room at the rear easily accommodates three functions, as kitchen and a place to dine and relax comfortably, with the bonus of rooflight windows, and the bi-fold doors open out onto a large, turfed garden. The kitchen area encompasses the Rosechurch ethos – there’s a lot of practical workspace and storage and it comes complete with all the integrated appliances as standard, including washing machine and dishwasher, which is not the case with some housebuilders. Upstairs, built-in wardrobes counter a frequent criticism about storage space in brand new homes, but still leave plenty of floor space to arrange furniture and accessories. Bedroom one comes with an en suite.

EdgelakeCurrently, the other three-bedroom homes here start at £455,000 and the 1,158-sq-ft ‘Rosemoor’ house type demonstrates another way that this housebuilder carefully considers buyers’ needs as well as adding small features to differentiate them from other similarly priced new houses in this part of Kent. Being a detached home, Rosechurch has fitted windows not often seen in competing properties – in addition to a dual-aspect lounge and triple-aspect kitchen/dining room, there are also windows to the principal bedroom’s en suite and dressing room, and there’s even a window bringing natural light directly to the landing. Two further bedrooms and a family bathroom complete the upstairs layout.

There are two versions of this house type, with the first having a large lounge and the second having this room split into two parts – one a sitting room overlooking the rear garden and the other as a separate study at the front of the home, which will be a requirement of many house-hunters now. ‘Early bird’ buyers can, depending on the stage of construction, also make a choice from a host of options and upgrades around the home to give it to truly personalise it.

Edgelake is only a couple of miles from Sittingbourne station (commuters can get to St Pancras in 60 minutes, Victoria in 75 minutes) and the town’s range of shops, services and places to eat or takeaway. It’s only a 15-minute walk or six-minute drive from home to a post office and a Co-op for essentials, and just 10 minutes on foot to nearby Sunny Bank Primary School. The area has a number of places to relax including golf, angling. and other sports clubs, and a country park. The A2 passes Sittingbourne and runs west through Medway to London and east via Canterbury to Dover. Junction 5 of the M2 is ten minutes from home. The Bluewater Shopping Centre, Canterbury and coastal resort towns are all around half-an-hour away.
