The last few apartments at Patchworks on Seven Sisters Road are available through Shared Ownership...

Housing provider Peabody is hosting an event this Saturday 7 August when it re-launches the final Shared Ownership homes at its Patchworks development in Finsbury Park, north London.

There are still just a few two- and three-bedroom available there, overlooking a quiet courtyard off Seven Sisters Road. When reserving one this weekend, or before Wednesday 11 August, you can receive an e-voucher for £1,500 from B&Q or IKEA which will be sent to you on completion of the purchase. If you have reserved on the same day you have viewed, you will also enjoy an additional £500 cashback as a deduction from you completion monies. Terms and conditions apply.

Of the available homes, Plot 1 is the former show home, a very spacious apartment with three bedrooms, with a total of 1,193 sq ft of living space. Off the hallway are two large full-height storage cupboards, one of which is fitted for a washing machine. The main room is open-plan and accommodates the kitchen, dining and living room space and comes with a large window and glass door to the Juliet balcony, perfect for lots of natural light and fresh air.

The main bedroom has lots of room for king-size bed or larger, plus wardrobes and furniture, and comes with an en suite shower room and glazing/door to a large balcony. Past the family bathroom to bedroom two, another with plenty of room for a double bed and other furnishings, a possible office for home-workers. Bedroom three is also a very large double room with its own private balcony.

This home is priced at £180,000 for a 25% share (full market value £720,000), which would need a minimum household income of £81,726. The 25% share would require a deposit of £9,000 and the monthly bill would be around £2,200 to cover mortgage, rent and service charge.

PatchworksPlot 6 has been furnished as the current show home and comes with two double bedrooms with large windows. It also comes with all-important storage with a utility cupboard and a second full-height, double-door cupboard. The family bathroom is a spacious one and the hub of the home is the open-plan kitchen/dining/living room with one end almost fully glazed. Like all units, it has fully fitted contemporary kitchen units and a full range of fitted appliances, white bathroom sanitaryware, Amtico flooring and video entry system. There’s also secure bicycle storage for every resident.

Under Shared Ownership, Plot 6 can be purchased for £151,250 for a 25% share (full market price £605,000), which would require a deposit of £7,562 and household earnings of at least £66,441. Monthly mortgage, rent and service charge total around £1,800.

Patchworks is a five-storey building with a retro feel and accommodates new retail units on the ground floor, with four floors of homes above. All apartments benefit from access to a roof-top garden, perfect for relax alone or getting to know the neighbours.

The development is just a few minutes’ walk past a whole range of independent shops and places to eat and drink to Finsbury Park station, very well served by Underground and National Rail services. Just beyond that is Finsbury Park itself, with its open green spaces, lake and numerous sport and fitness facilities.
