Stamp Duty Incentive On Final Apartments In Thamesmead

Helping first time buyers get on to the property ladder this festive season, Peabody is offering a Stamp Duty paid incentive and £1,000 bonus gift on the final five apartments at Swift Court, the first completed phase of homes at Southmere.

Available to purchasers who reserve from Boxing Day to Saturday 15 January, the incentive could save buyers up to £20,000 on the final two- and three-bedroom apartments at Swift Court.

Helping to make the move to Southmere more affordable, all apartments are available through Help to Buy, giving buyers a chance to secure their home with just a 5% deposit, and benefit from a government equity loan of up to 40%.

Alongside Stamp Duty savings, purchasers can enjoy a £1,000 bonus gift to use as they wish, whether this is for a furniture pack, consultation, legal fee contribution, or high street shopping vouchers (terms and conditions apply).

Southmere is the first major phase in Peabody’s ambitious regeneration of Thamesmead, delivering over 500 new homes, a public square, a community library, shops and resident facilities, set alongside Southmere Lake. Demand has already been terrific, with 70% of released homes already reserved or sold.

Alongside these amenities opening in 2022, is a new library, shops, restaurants and community facilities, all sitting moments from Southmere Lake and coming soon to the area.

Currently undergoing a £2.5million renovation, Southmere Lake will provide access to a new fishing platform and Boat Club, offering paddleboarding and kayaking. With the neighbourhood offering over 240 hectares of parks and green space, five lakes, and seven kilometres of canals, residents will enjoy more than double the amount of green space per person than the London average.

Southmere is already well connected to the city. The nearby Abbey Wood Overground station makes London Bridge accessible in only 17 minutes, Bond Street in 25 minutes and Waterloo in 20 minutes. With Crossrail on the horizon at Abbey Wood, commuters can expect to be in Canary Wharf in only 11 minutes. For those travelling slightly further afield, London City Airport is accessible in just 30 minutes. Residents will also have access to cycle storage. A limited number of parking spaces and permits are also available.
