Parkside West is providing 268 new apartments and duplexes at a major east London regeneration scheme...

NU living, the in-house developer for Swan Housing, has just launched Parkside West, Phase 2 at Blackwall Reach in east London.

Parkside West is in the heart of the dynamic regeneration scheme which is transforming the area into a modern sustainable community which will provide 1,575 homes in total

This latest phase comprises four blocks totaling 268 new homes, a range of one-, two- and three-bedroom apartments and duplexes, starting from £420,000. Each home will offer a balcony or indoor winter garden, providing flexible space for modern London living and some will have views over a landscaped Millennium Green and/or the city. The homes will have a variety of internal layouts with very few repeated designs, allowing residents to choose one that matches their lifestyle and personal preferences, and to accommodate working from home, hobbies and wellness areas.

Parkside WestFor those looking for plenty of open space, Parkside West will be set around the revitalised Millennium Green. This central park has been designed as an immersive outdoor space with play areas, seating, and an outdoor gym, as well as a combination of landscaped zones and meadows, promoting biodiversity in the city. The new urban park will see a significant net gain of 124 trees, improving residents’ wellbeing as well as reducing carbon footprint around the estate.

As part of this second phase of the development, Swan has partnered with make:good and Bow Arts to create the ‘Taxonomy of Joy’ project, where they work with residents and the local community to facilitate a collection of public artworks placed within the Millennium Green.

Parkside WestThe extensive public realm at Blackwall Reach has been subject to significant investment, supplementing new community facilities and retail space around the Blackwall area. Newly completed Station Square (Phase 1B) offers a wealth of shops, hospitality and fitness spaces for residents including Dock Coffee, MoreYoga and The Chairman Grooming. Minutes from Parkside West is ‘Republic’, an exciting, flexible workspace. The campus at East India Dock, immediately adjacent to Blackwall Reach, has brought restaurants, retail and leisure providers to the area, in addition to being a diverse hub for start-ups and independent businesses.

Blackwall Reach offers connectivity and easy access into the city, particularly with the upcoming opening of Crossrail and with fast links already provided by Blackwall DLR station. As one of London’s most significant regeneration projects in recent times, the site continues to be transformed into a vibrant and well-connected new community with green space at its heart.

Parkside West viewGeoff Pearce, deputy chief executive for Swan Housing Association, commented: “Bringing the homes at Parkside West to the sales market is a significant milestone in our Blackwall Reach regeneration project, offering an opportunity for purchasers to become part of the wonderful new neighbourhood that continues to evolve, and enjoy the abundance of green, open space. Our collaborative approach in working with the local community will ensure a sustainable and inclusive neighbourhood for years to come, and a safe place they can call home.”

For over 25 years Swan Housing Association has provided high-quality affordable home, primarily operating across east London and Essex. Through its in-house developer NU living, Swan builds new homes and regenerates communities using both traditional and offsite construction methods, precision engineering its own modular homes that are environmentally, socially and economically sustainable. Profits generated by Swan’s commercial activity are reinvested by Swan to provide regenerated neighbourhoods, investment in communities and the delivery of more homes for social rent, Shared Ownership and sale.
