The WhatHouse? team has seen a host of new home property types at current developments and our favourite right now is called ‘The Sanderling’, which is available from developer Countryside on the latest phase of its Rochester Riverside development in Kent.

‘The Sanderling’ could make the perfect first home, being a two-bedroom property offering some 945 sq ft of living space and an unusual layout. On the ground floor are the bathroom and two double bedrooms, with bedroom one having a fitted wardrobe and French doors to the private garden. Off the hallway are a useful storage cupboard and another door to the garden. Upstairs is entirely open-plan, a triple-aspect room with lots of kitchen units and worktop along one wall and on another, French doors to a private terrace on top of the property’s attached car port. Two private outdoor spaces is an appealing ‘extra’ for a Home Counties property priced at £400,000.

The specification for this price is also excellent. Flooring and integrated appliances are included, with double oven and induction hob, fridge/freezer, washer/dryer and dishwasher. Bathrooms have white sanitaryware with chrome mixer taps.

Rochester Riverside is a £419million landmark regeneration scheme coming to Medway through a partnership between Countryside Partnerships and Hyde. Following the success of the first phase of the development, Countryside Partnerships has launched a new phase, called Parkside Quarter, with a range of houses and apartments on offer.

Buyers find Rochester appealing because of its convenient location and good transport links (Rochester train station is just a three-minute walk from the development), with frequent High Speed services taking just 37 minutes to London St Pancras International, and regular National Rail trains taking just under an hour to London Victoria. Other direct destinations include Dover, Ramsgate and St Albans.

Over the next 12 years, Countryside and Hyde will create a number of new amenities to complement the existing infrastructure. A hotel has opened on-site, along with a new Co-op supermarket and Costa Coffee shop. In addition to providing new homes and generous open green space, there will also be a new primary school and nursery.
