House-hunters in Wiltshire will have a brand new collection of homes to consider with the launch of Hayfield Wood in the village of Blunsdon on Saturday 9 January.

Multiple WhatHouse? Award-winner Hayfield will be building 70 new homes on a 16-acre site and has appointed estate agency group Richard James to be its selling agent. In addition to the homes, there will be a new community shop and café. With construction work already well underway, the first completions are expected this spring.

Located off Sams Lane in the old historic core of the village, the exclusive scheme has been named Hayfield Wood because of the array of mature trees that are being retained and incorporated within the expansive 16-acre development area.

Prices for the first release of three to five-bedroom family homes will range from £370,000 to £625,000. Two-bedroom homes will be included in future releases and all the new homes across the development will benefit from the smartest electric vehicle fast-charging points available, ultra-fast broadband, energy-efficient underfloor heating and sound-proofed studies. Homes will have bespoke Manor Interiors kitchens, ROCA and Laufen bathrooms, Minoli ceramic tiles, heritage bronze ironmongery, key lighting features and Farrow & Ball paint.

Kelly Sharman, sales and marketing director for Hayfield, said: “We are really looking forward to the launch of Hayfield Wood, because we already have a high level of interest from people waiting to place a reservation. Richard James is the ideal selling agent for us to work with because of the team’s knowledge of the local second-hand market, as well as new homes. They will be able to advise prospective purchasers who want to upgrade to Hayfield Wood when their current home needs to be placed on the market.”

The density of the development is 11 dwellings per hectare, with a large area of public open space, balancing ponds and landscaping features. This is far more spacious than government guidance, which seeks 30 dwellings per hectare. Hayfield Wood is also well-contained by mature trees on all site boundaries and lies adjacent to the Blunsdon conservation area.

Hayfield WoodChris Pomphrey, land and new homes director for Richard James, said: “We are so excited with this new instruction, as Hayfield Wood is set to become the most desirable new development across the whole Swindon area because of its spacious layout, abundance of landscaped open space, mature trees and luxurious specification. It will raise the quality standard across the Wiltshire new homes market and give locals the opportunity to upgrade to a stunning new home, while also meeting the pent-up demand from house-hunters looking to relocate to this well-connected and popular village.”

Blunsdon lies six miles north of the centre of Swindon, with the A419 forming the village’s southern boundary. The sought-after village was mentioned in the Domesday Book. Following thorough analysis of the existing high-quality architectural vernacular, the selection of house designs are being constructed in a mix of red brick and reconstituted stone, taking inspiration from traditional properties in the village.
