With the choice of properties for sale at any one time, why should you pick a new build over an older home?

There are many reasons to seriously consider opting for a brand new home and we take a look at some of them here.

Blank canvas

For many people, this is a prime motivation for choosing a new build home. Everything you’re buying is brand new and you don’t have to open the door to find someone else’s garish old flock wallpaper or bare carpet, which could all cost a small fortune to replace. The clean walls in a neutral colour make it much easier to imprint your own style and create the exact homely feeling you want.

Low maintenance

With new build property, all the fixtures, fittings and appliances are brand new and, unlike with a second-hand home, you won’t have to worry about old equipment, pipes and wiring failing the moment you’re given the keys. Repairs and ongoing maintenance can soon add a great deal to what you’re really paying for that older property.

Energy efficiency

The huge increase in energy charges has been a worry to many people for many months now. New build homes are designed and constructed to ever-higher standards of insulation and come with energy-efficient heating systems and appliances which will minimise your bills compared to a similarly sized second-hand home. The need to use less power has great eco-credentials too.

Property chain

Moving home is always stressful; it’s one of the most important events in our life. The property chain means there’s always a chance of things going wrong somewhere along the line and if it does, your own purchase of a second-hand home may come to an abrupt end. By purchasing new from a housebuilder, there’s no chain ahead of you, significantly reducing the risk of a major problem with your purchase. You might be offered the chance to Part Exchange your existing home too – so you won’t have any property chain at all, as the housebuilder will be guaranteeing buying your current home.

Personalising

Another big attraction of moving into a brand new home is that there are opportunities to make your own choices of some elements, particularly if you are buying early in the construction process. For example, you might be able to choose from a range of carpets, flooring, tiling, styles and colours of kitchen units and worktops. You could also upgrade your appliances, or go for extra wardrobes. Some builders even let you pick out from a choice of internal layouts to suit your wishes.

Customer service

Buy a second-hand home and you have no guarantees of the standards of what you’re purchasing – anything that goes wrong is your responsibility. Many housebuilders provide a customer service for a period from your purchase, so if you’ve any issues with how things work or ‘snags’ to resolve, they are on hand to help ensure that these issues are fixed.

Warranties

New homes should be thoroughly checked and pass stringent standards before you move in, but housebuilders should always provide a structural warranty, typically 10 or 12 years, from the likes of NHBC and Premier Guarantee. Housebuilders may also offer their own warranty, usually for one or two years, with a commitment to resolving some other issues. Brand new electrical appliances in the home will also come with a 12- or 24-month guarantee.

High-quality building standards

To meet the latest legal requirements, housebuilders must use suitable high-quality materials and levels of workmanship. This means you’ll get a beautifully built property with high standards of heat and sound insulation, energy-efficiency ratings and things like fire safety. Building design may also incorporate security, accessibility and maintained landscaped communal areas which also rate very highly.
