Fruition Properties has launched a collection of apartments in Kensal Rise, west London, which has a colourful history as a farm and recording studio.

Old Dairy House sits on the north side of Kilburn Lane overlooking the rooftops of Sixth Avenue, on the site of a historic dairy farm. The area was largely rural until the 1880s, when the first homes were built along Kilburn Lane. The dairy operated until the late 1960s. It then became known as The Old Dairy Recording Studios, with the former farm buildings run by Liveprime from 1994 to 2014. During this time, as many as 13 different music companies were based at the studios. The studios were used by many notable artists including the then up-and-coming Adele. The Brit award-winning producer duo Flood and Alan Moulder had a room at the studios, writing for and working with huge names including U2.

Designed by POW Architects, it’s been converted to 16 one-, two- and three-bedroom homes and is now being marketed through selling agent DEXTERS. The brick façade complements the area’s Victorian architecture, the three-and-a-half storey building has expanses of glazing, with flexible commercial space on the ground floor, alongside a green residents’ courtyard and a landscaped communal roof terrace.

The Old Dairy HouseNow available off-plan and scheduled for completion this winter, every home comes with a private balcony or decked terrace. Inside, there’s oak-style flooring to the kitchen and living room with plush carpet in the bedrooms, black stained wooden doors, recessed lighting and large windows to maximise natural light. The fitted bespoke kitchens have high-grade integrated appliances and the bathrooms are fully tiled with thermostatic showers. Added features include underfloor heating throughout with individual thermostats and data points in every room. The development offers secure cycle storage and a video entry system.

Old Dairy House is a short walk from Chamberlayne Road, once voted the “hippest road in Europe” by Vogue magazine. Nearby Portobello Market offers a vast array of eclectic shops, vintage stalls, and record stores. The fast-changing enclave is very well connected, close to Queen’s Park Underground station, with Oxford Circus just 15 minutes by Tube.

The Old Dairy HouseMani Khiroya, CEO of Fruition Properties, commented: “The Kensal Rise area has been quietly developing over the past few years to become one of London’s up and coming hotspots. This will be further bolstered by the forthcoming Kensal Corridor transport and public realm proposals led by Brent Council and TFL. Our site at 133 Kilburn Lane is well placed to benefit from these improvements, while playing its own part in the revitalisation of the area to provide outstanding new homes and key employment space.”

Matthew Leitch, new homes director at DEXTERS says: “Old Dairy House is a fantastic transformation of the historic site into stylish new homes. Kensal Rise is a vibrant, innovative community and Old Dairy House offers great new homes, ideal for those who want to enjoy the artisan shops, cafes and creative lifestyle on their doorstep.”

The first homes are now released for sale with prices starting from £595,000 for a one-bedroom apartment, from £795,000 for a two-bedroom apartment, and from £985,000 for a three-bedroom apartment. Find out more at www.dexters.co.uk.
