Two Show Homes Open In Southport

Keith OsborneElan Homes is opening two new show houses as it continues to transform a former factory site in Southport.
Around a third of homes at Balmoral Gardens have now been sold and 30-plus of those properties are now occupied. Potential purchasers can now view finished examples of the three-bedroom ‘Ripley’ and four-bedroom ‘Brandon’ house types.
Buyers are being drawn to the development thanks to the choice of high specification homes and the sought-after location, within easy reach of the beach and Southport town centre.
Elan sales director Marie Morris said: “We began work on Balmoral Gardens at the end of 2020, with the first homes released for sale in early 2021. Since then, it has truly blossomed into a new neighbourhood where people love living. We’ve now sold around a third of the 157 homes and demand remains high. Location has certainly played a part, plus people love the ease of living a new build home. Energy efficiency is also a factor, with buyers keen to reduce their bills alongside their impact on the planet and our homes offer the chance to do both.
“With two new show homes now available to view, we’re inviting potential purchasers to make an appointment to visit Balmoral Gardens.”
‘Ripley’ house type
The ‘Ripley’ show home features a lounge at the front, with a combined kitchen and dining room at the rear, with French doors opening out onto the garden. A cloakroom completes the ground floor. Upstairs, the main bedroom has an en suite, leaving the family bathroom to serve the remaining two bedrooms.
The ‘Brandon’ is a generously proportioned, double-fronted property with a spacious lounge running from the front to the rear. Occupying a similar space on the opposite side of the hallway is the combined kitchen, dining and family room, again with French doors leading to the garden. There’s also a handy utility to keep the washer/dryer out of the kitchen, plus a cloakroom. On the first floor, the main bedroom has an en suite, with the remaining three bedrooms sharing the family bathroom.
Many are being built to Lifetime Homes standard with wide doorways and well-planned living spaces designed to accommodate mobility aids or for a wheelchair to turn. They include the four-bedroom ‘Sheldon’, priced from £304,995 and offering 1,125 sq ft of living space. The open-plan kitchen, dining and family room features two sets of French doors, offering easy access to the rear garden; while the separate lounge is at the front of the property. Upstairs, the main bedroom benefits from an en suite, leaving the family bathroom to serve the remaining three bedrooms.
Elan will consider taking a customer’s current property in Part Exchange towards the cost of a ‘Sheldon’, or will offer a £5,000 gifted deposit contribution to make this home easier to afford.
Homes at Balmoral Gardens are selling well ahead of them being built, which means that subject to build stage, buyers will have the chance to experience the fun of making it their own right from the start, choosing the finish of everything from the kitchen to the bathroom tiles and a host of other items.
Located on Balmoral Drive, in the village of Churchtown, there’s a chance to be part of an established community with a choice of schools, plus specialist shops, tea rooms and gastro pubs nearby. The beach is just five miles away, while those who work in the cities of Liverpool, Manchester or Preston could find that it’s a great commuter base.
Current availability at Balmoral Gardens includes two-, three- and four-bedroom homes, with prices from £199,995 to £359,995. Find out more at www.elan-homes.co.uk.
