Keith OsborneElan Homes is seeing buyers in the North West keen to snap up its energy-efficient home types at current developments across Greater Manchester.
The homes achieve an Energy Performance Certificate (EPC) B rating, which could see energy bills reduced by more than half for those who move from old to new. According to figures from the Office of National Statistics, the average new build achieves an EPC band B rating with a median score of 84. In comparison, existing homes across England achieved an average of a D rating and a median score of 64.
Marie Morris, sales director for Elan Homes in the North, said: “The cold snap and spending more time than ever before has made people more conscious about how much energy they’re using and the costs involved. Based on Energy Performance Certificate data, the average cost for heating, light and hot water in a new build house in England is £399 a year compared to £885 for older homes. That’s a saving of almost 55%.”
There are just two left at St Catherine’s Gardens in Lowton.
The 26-property site was launched last July and half-sold just three months later. The housebuilder is offering the chance to purchase through Part Exchange, removing the potential hassles of the property chain as a guaranteed cash buyer based on current market price.
'Orford Max'
Priced from £239,995, the final homes available are both three-bedroom ‘Orford Max’ style properties, offering three floors of generous living space, maximising the potential of the footprint of the property. The ground floor is almost entirely open-plan, with combined kitchen, dining area and living room and French doors opening out on to the rear garden. Two bedrooms and the family bathroom are on the first floor. The main bedroom with en suite and dressing area are on the top floor.
Part Exchange is also available on selected properties at Millfields in Middleton. Current availability includes a choice of two-, three- and four-bedroom homes, with prices from £194,995, with Part Exchange offered on, amongst others, the three-bedroom semi-detached ‘Fenwick’, available from £269,995, and the four-bedroom detached ‘Sheldon’, priced from £294,995.
All of the homes feature a high specification and subject to build stage, customers will be able to select from a range of standard and upgrades to make their home their own. Options available include the kitchen finish, fire places bathroom tiles, vanity units, wardrobes and flooring.
The housebuilder has just launched its Holcombe Gardens development on Bury New Road. It’s proving popular with two early off-plan sales and a database of more than 1,000 who’ve registered interest in the properties. It includes a choice of three, four and five-bedroom homes, with some of the properties incorporating split level designs to accentuate views across the valley to Holcombe Hill and Peel Tower. Current prices start from £374,995 for a four-bedroom ‘Croston’ style property.
'The Croft'
Among the homes now available to reserve off -plan is the five-bedroom detached ‘Croft’, offering 2,436 sq ft of living space, plus integral double garage. The ground floor of this generously proportioned home features a room that offers flexible usage. As there’s a shower room on this level, it could perhaps be used as a gym providing somewhere to workout in. Alternatively, as it’s tucked away from the main living space, it could just as easily be used as a study, offering a dedicated space to work in. Alternatively, it could be used as an optional sixth bedroom.
The combined kitchen, breakfast area and family room spans the rear of the first floor, which also includes a separate lounge, dining room, plus utility and cloakroom. On the second floor are five good-sized bedrooms, two with en suites, leaving the main bathroom to serve just three of the bedrooms.
The development will include nine affordable three-bedroom homes, which will be sold at 75% of the market value, subject to eligibility criteria.
Homes at Holcombe Gardens are ideally placed within walking distance of Ramsbottom town centre, while Bury, Bolton, Burnley, Blackburn, Rochdale and central Manchester are all within easy reach.
