Discounted Market Price Scheme On New Shaftesbury Houses

David Wilson Homes is helping people in Dorset struggling to get on the property ladder at full market price by offering a few of the new homes at Niveus Walk on a Discount Market Scheme.

In the north-east of Shaftesbury, Niveus Walk currently has two- and three-bedrooms for sale on a site surrounded by green open space and within easy reach of the town centre and excellent local schools.

This initiative, in partnership with the local authority, offers selected plots to first-time buyers who meet affordability and other eligibility criteria, including being a permanent resident and being employed in the area, or a local connection to Dorset. Buyers on the scheme here will pay 80% of the market price but have all the benefits of 100% ownership – so there is no rent payable on the remaining 20%. When they come to sell the home, they will be doing so for their percentage of the market value at the time, so that the next owner also benefits from the discount. The vendor receives any profit margin on the sale.

The ’Charlton’ starts at £216,000 (full market price £270,000). Plot 19 is a mid-terrace home with an upgraded kitchen which opens out to a living/dining room. There’s a downstairs cloakroom, large understairs storage cupboard and a lobby to the rear garden. Both comfortable bedrooms have some built-in storage and they share the bathroom.

The ’Gillingham’ starts at £248,000 with the discount scheme (full market value £310,000). This semi-detached house has a lounge at the front which leads to the kitchen/dining room, walk-in storage cupboard, WC and a door to the private garden. Upstairs are three bedrooms (one double, two singles) and a bathroom.

One final option for the Discount Market Scheme is the ‘Ludwell’, from £260,000 (full market value £325,000). Off one side of the welcoming hallway is the dual-aspect lounge, off the other are a cloakroom and the kitchen/dining room with a door to the garden. Two of the three bedrooms are doubles, and the other one could serve equally well as a home office. All rooms share the family bathroom.
