Help To Buy Wales Available At St Asaph Development
Posted 7 September 2023 by
Helen ChristieCastle Green Homes’ Maes yr Haul development in St Asaph is proving popular, and dozens of people have seized the opportunity to buy a new home at Maes yr Haul off-plan, and around 20 of the properties are now occupied.
With show homes opening soon, the WhatHouse? Award-winning homebuilder is raising awareness of the Help to Buy Wales scheme. The Welsh government scheme is designed to make homeownership easier to afford, and was recently extended to March 2025 with an increased price cap of £300,000. Under the scheme, buyers should only need a 5% deposit and 75% mortgage. The remaining balance is covered by the equity loan, which is interest free for five years.
Sales and marketing director, Caryl Russell, explains: “Changes to Help to Buy Wales mean even more homes are eligible to purchased with the aid of an equity loan. The increased price cap has the power to make a real difference to both first time buyers and those looking to make their next move. The scheme offers an affordable route to homeownership, with the offer of an equity loan for up to 20% of the price. Those who buy this way should find they’re able to access more favourable interest rates, usually reserved for those with more than a 5% deposit. The scheme is only available on new homes with an EPC B rating, meaning buyers should also enjoy lower energy bills too. In fact, based on research from the Home Builders’ Federation, those who live in a new house could save £180 a month or £2,200 a year on their energy bills”
“Dozens of people have already bought homes at Maes yr Haul with the aid of the digital resources we have available, via Willow, our award-winning customer portal. It’s a fantastic tool as it really brings the site plan to life enabling buyers to understand the development layout including where individual properties are positioned. They can ‘walk’ around the development and ‘inside’ homes before they’re built with the option of viewing properties furnished or unfurnished,” Caryll explained.
“Those who create a Willow account will be the first to know when we release more homes for sale as work progresses on site. Once they’ve reserved a home, Willow effectively becomes their digital new homes assistant keeping them updated on the build progress of their home. All of their documents will be stored there, and they’ll be able to use Willow to personalise their new home.”
Maes Yr Haul will include a central area of public open space with an equipped play area and footpaths, mature trees and ecological features to encourage the use of the space by wildlife.
A range of two- and three-bedroom homes at Maes yr Haul are within the price cap for Help to Buy Wales, and current prices start from £186,995 for a two-bedroom Oakley.
