Keith OsborneThe launch of Crossrail is drawing ever closer, with the new train line set to go live in the first half of 2022 and provide fast connections across the capital and beyond. Offering the opportunity to get on to the property ladder in London close to a Crossrail station, Catalyst is currently marketing the final selection of apartments at ARRO in Southall and Aspire at St Bernard’s Gate in nearby Hanwell.
Both neighbourhoods have seen their property markets boom thanks to Crossrail. Southall has seen the highest property price growth in the past five years of any London neighbourhood on the new rail line, surging by 48%. Despite this, it still remains in the top 10 most affordable spots on Crossrail, making it ideal for first-time buyers. Hanwell has seen similar activity, with property prices growing 20% in the past five years.
Just a 10-minute walk from Southall station, Catalyst has just seven studio, one- and two-bedroom apartments remaining at ARRO, available exclusively through Shared Ownership. Meanwhile, only three one- and two-bedroom apartments remain at Aspire at St Bernard’s Gate, an 11-minute walk from Hanwell station and available with London Help to Buy.
Markus Kendall Young, director of sales and marketing at Catalyst (London), commented: “New transport connections are well-known to make a big difference to local property scenes, and Crossrail is the perfect example. Districts like Southall and Hanwell have seen huge transformation since Crossrail was announced, and once the train line goes live, there’s good reason to assume this growth will continue. Through Shared Ownership and Help to Buy, we’re helping first-time buyers buy a property in these well-connected neighbourhoods, with deposits from just £3,344 for an apartment at ARRO.”
ARRO is part of The Green Quarter, one of the capital’s most ambitious regeneration projects transforming central Southall into a new leisure and residential destination for West London. As part of the masterplan, The Green Quarter will deliver over 3,700 new homes, retail amenities, and 13 acres of green spaces designed in partnership with London Wildlife Trust.
Catalyst’s modern apartments at ARRO are finished to a high standard; kitchens include Commodore units and integrated appliances while bathrooms feature contemporary floor and wall tiles. All homes, including studio apartments, are complete with a balcony or terrace, offering residents sought after private outdoor space.
Ideal for commuters or those looking for quick links into central London, nearby Southall station is currently served by TfL Rail – offering journeys to Ealing Broadway, with direct access to the Central and District lines, in just five minutes and journeys to London Paddington in 17 minutes. Once Crossrail is live, residents will be able to reach Bond Street in 17 minutes and Canary Wharf in just over 30 minutes.
Aspire at St Bernard’s Gate
Located in Hanwell, Aspire at St Bernard’s Gate is a new community in the historic grounds of the Grade II listed North House, St Bernard’s Chapel, and gatehouse arch. Interweaving between the historic buildings, Catalyst's new development provides high-quality apartments with plenty of green space, including long stretches of grass and elevated podium gardens.
Spacious open-plan homes feature floor-to-ceiling windows, allowing natural light to flood the living area, opening on to private balconies and terraces. Kitchens have durable laminated worktops and integrated appliances, while bathrooms are fitted with contemporary Roca sanitaryware. For added peace of mind, all homes come with a video entrance phone system providing extra security.
Offering many of the characteristics which make west London such a sought-after part of the capital, Hanwell has an abundance of green space, good schools, and cafés and restaurants – all within quick reach of central London.
Nearby Hanwell has regular trains to London Paddington taking just 14 minutes. The future Crossrail routes will further improve connections from Hanwell station, cutting journey times to Bond Street to 15 minutes and journeys to Liverpool Street to 22 minutes. For Underground connections, nearby Boston Manor is served by the Piccadilly line, whilst Ealing Broadway sits on the Central and District line.
Prices at ARRO start from £66,875 for a 25% share of a studio apartment (full market value £267,500). Prices at Aspire at St Bernard’s Gate start from £375,000 for a one-bedroom apartment available with London Help to Buy.
