Helen ChristieOver 60% of the current phase at Woodhurst Park from WhatHouse? Award-winning developer Berkeley has now sold, with a total of 84 plots available in this phase.
Woodhurst Park, located in Warfield in Berkshire, benefited from a number of reservations in the first weeks of the new year.
Benjamin Ivey, director of sales and marketing at Berkeley Homes (Oxford & Chiltern), says: “It’s a mix of individuals and families who, after a long Christmas break at home, are ready to move on to something that genuinely meets their needs. There’s also a high level of demand from those who are planning to move this year and are beginning to consider their options. The second hand market is extremely competitive at the moment – properties are on and off the market as sales fall through and it’s incredibly stressful to navigate. Therefore, buyers are looking to new build developers where the purchasing process is more straightforward and hassle free.”
A number of two-bedroom apartments, and two-, three-, four- and five-bedroom homes are available at the idyllic Waters Reach phase at Woodhurst Park, set along a natural watercourse and bordered by green open space.
Tim Foreman, the selling agent for Woodhurst Park and managing director of land and new homes at Leaders Romans Group, adds: “The buyer demographic at Woodhurst Park is made up of a real mix of buyers, including families and upsizers looking for more space. However, with a good number of two-bedroom homes and apartments on offer at Woodhurst Park, we are starting to attract interest from downsizers looking for something a bit more manageable in retirement. It’s primarily a local market, with the majority of buyers coming from Warfield, Bracknell and the surrounding towns and villages, though we are also seeing interest from London leavers and commuters looking further around the M25. People come to Woodhurst Park for the idyllic lifestyle, thanks to the green setting, easy access to local amenities including The Lexicon in Bracknell, and a close knit community.”

Woodhurst Park takes its name from the 65-acre country park located on-site. A number of additional green spaces, woodland walks and riverside paths weave through the development, including The Greenway, which leads to Warfield C of E Primary School, rated ‘Good’ by Ofsted, located along the eastern edge of Woodhurst Park.
Woodhurst Park is just five minutes drive from Bracknell’s high street, which is undergoing a £770m regeneration project, and offers shopping, dining and leisure options, while Bracknell Railway Station is less than two miles away, with services reaching London Waterloo in around an hour. Nearby Maidenhead Station, just a 15 minute drive away, offers services to London Paddington in just 35 minutes, thanks to the new Elizabeth Line.
Berkeley has now launched this newest collection of homes at Woodhurst Park, offering a range of two-, three-, four- and five-bedroom homes.
Prices start from £335,500 for a two-bedroom apartment.
