Part Exchange To Near-Sell-Out Cressing Development

There are only a couple of chances left to purchase a home at Avondale in Cressing, Essex, and the housebuilder is offering upsizers the opportunity to purchase one of the final homes using its Part Exchange scheme.

Part Exchange aims to make the buying and selling process much simpler. An independent agent makes a valuation of your current home and if you agree a price, Bellway becomes a cash buyer, so there are no estate agents fees, no advertising fees and no EPC fees. Furthermore, you can remain in your existing property until your new home is ready to move into.

Three years after launch, there are now just three houses left for sale at Avondale, all of them four-bedroom detached homes, one called ‘The Elm’ and two called ‘The Churchill’, priced at £534,995 and £634,995 respectively.

‘The Elm’ has an impressive open-plan kitchen/dining/sitting room from the front to the rear of the home, with glazing on three sides and French doors to the garden. There’s a utility room, living room and study as well as plentiful storage and a downstairs WC. Upstairs, all bedrooms are doubles (one with en suite) and there’s a family bathroom. It comes with a single garage and driveway.

‘The Churchill’ currently has a special offer available. Reserve before the end of August and you’ll receive a 5% deposit contribution as well as flooring throughout and turf for the garden. At the front of this house there is a study and double-aspect living room, both with bay windows, and a very spacious kitchen/dining/family room with breakfast bar and French doors to the garden. There is also understairs storage and a WC downstairs. Upstairs, bedroom one comes with an en suite and fitted wardrobes. There are two more double bedrooms, and one single bedroom. The family bathroom is also on this floor. ‘The Churchill’ comes with a double garage and driveway for two cars.

Jenny Walker, sales director for Bellway Essex, said of the development: “The two- and three-bedroom properties have been popular with first-time buyers while the range of four-bedroom detached houses have catered for families attracted to the development by the village setting and close proximity to Cressing Primary School.

“Commuters are also well served here. Not only is the A120 easily accessible by car, Cressing railway station is around half-a-mile from the development and offers direct services to London Liverpool Street in under an hour.”

Case study: The Monaghans

The Monaghan family – Tim, Cath and daughter Abi – purchased one of the three-bedroom houses at Avondale, called ‘The Japonica’.

Cath said: “We bought our first house together in Braintree over 20 years ago and we’ve had quite a few homes since, including four new builds. We’ve had a couple of older houses too, but we like new build because everything’s done for you – it saves decorating.”

The MonaghansThe couple did most of their house-hunting online and were attracted to Avondale by its rural location and excellent transport links. Outlet centre Braintree Village is just a five-minute drive away, while Cressing railway station is within easy walking distance.

Cath added: “We knew what we wanted, so we just went to look at two other houses and the one we eventually bought. What we liked about Avondale is that it’s a bit out in the country and yet has Cressing station close by as well.

“I love the kitchen/diner. We were looking to extend our last house to save moving again, but in the end the move here was overall a better deal. After this move, we’re hoping this is it now. This house has got everything we want, including a lovely-sized garden. It’s got a good layout, a good spec and it’s very well designed.”
