Help To Buy Available At New Wembley Development
Barratt London is giving first-time buyers a chance of getting their foot on the ladder for less money than they might think thanks to the availability of the government-backed Help to Buy scheme at its No. 10 Watkin Road development, part of the major regeneration of Wembley.
When completed, there will be a mix of one-, two- and three-bedroom apartments. With around one-third of the project assigned as affordable housing, there will be 157 new homes available for private sale, each coming with either a balcony or terrace. The development consists of one 24-storey building with two cores and it will offer five landscaped rooftop podiums where residents can relax or enjoy leisure activities. Each with its own character, between them these spaces will include things like soft play areas for children, a dedicated socialising area, and a health and wellness-focused level for group activities such as exercising.
This range of homes and facilities will attract all sorts of buyers but Help to Buy is only open to first-timers. In Greater London, it is available on homes priced up to £600,000. At No. 10 Watkin Road, this encompasses a range of one- and two-bedroom apartments currently for sale.
One example is Plot 90, priced at £429,000. Located on the 9th floor, this has one double bedroom, a family bathroom, an open-plan kitchen/living area and a private balcony. In all, there is 538 sq ft (50 sqm), of living space. Under the Help to Buy scheme, the buyer will need to provide a 5% deposit of £21,450 and a get a mortgage for £235,950. The remaining £171,600 comes in the form of an equity loan from the government which is interest-free for the first five years and which needs repayment when moving home, or after 25 years of living there.

For those with a larger budget, requiring more space, Barratt’s current Feature Home is Plot 145, priced at £578,000. This is a two-bedroom apartment on the 14th floor with 785 sq ft (73 sqm) of living space. Both bedrooms are doubles (one with en suite) and the private balcony is accessible from the open-plan living/dining and kitchen area. There’s a family bathroom and plenty of storage space throughout. If reserved by 31 August 2021, it comes Stamp Duty paid and with a main bedroom wardrobe included. It will need a £28,900 deposit with London Help to Buy.
No. 10 Watkin Road is just a five-minute walk from Wembley Park Underground station, from which passengers can reach the West End in just 16 minutes. Wembley is home to three stations in total, with others being Wembley Central on the Bakerloo Underground line and London Overground line, and Wembley Stadium station on the Chiltern Mainline. No. 10 Watkin Road is also less than a ten-minute drive away from the North Circular.
