Help to Buy attracts purchasers to Glan Llyn

Posted 8 August 2016 by Helen Christie

St. Modwen Homes, has achieved record sales at its Glan Llyn development in Llanwern, Newport thanks to Help to Buy...

In the first six months of 2016, sales nearly tripled at the popular development, with 75% of purchasers in the last three months taking advantage of the 5% deposits available under Help to Buy.

Bev Hall, sales and marketing drector at St. Modwen Homes, says: “We’ve far surpassed expectations at Glan Llyn, already selling 36 of the 88 new homes in our second phase which only launched in January. Help to Buy has contributed significantly to this success, helping many people in the local area get onto and move up the property ladder.”

One such purchaser who used Help to Buy was Ben Dimond who purchased a four-bedroom house at Glan Llyn with his fiancé Lizzie and their three children. Ben says: “We looked around a few developments before coming to Glan Llyn but as soon as we came here, the houses instantly stood out to us as being a bit different. We loved the large windows throughout the homes and the spacious rooms. What’s more, the location of Glan Llyn means I can easily commute to Bristol and further afield, making it ideal.

“Using Help to Buy meant that we were able to purchase our home with just a 5% deposit which was much less than we’d originally thought we were going to have to pay to get our dream home. In fact, by using the scheme, we were able to buy a larger home which, with three children, is fantastic. It was a really simple process and I’d certainly recommend it to other people.”

Under Help to Buy, purchasers can secure a four-bedroom Hexham property, priced at £226,995, with a deposit of just £11,350 and a 75% mortgage. The remaining 20% of the listed price is covered by a loan from the government.

One of the more popular house types, the three-storey Hexham property boasts three spacious double bedrooms, an open-plan kitchen and dining room and a separate living room with its own private outdoor terrace.

The new homes are part of a larger development being delivered at Glan Llyn by the UK’s leading regeneration specialist, St. Modwen. In addition to new homes, Glan Llyn will boast leisure and retail space, new education facilities and 80 acres of extensive open parkland when complete. The former Llanwern Steelworks site will also feature its own 100 acre business area, Celtic Business Park, making it a major provider of new office, industrial and warehouse space. St. Modwen Homes is the housebuilding brand of St. Modwen,
