Family Choose to Buy New Instead of Renovating Old

When Nick and Ellie Padley decided to move house, they were faced with weighing up the benefits of old properties versus new homes…

Having already had experience of renovating a property to meet the needs of their family, they were airing on the side of repeating the process on another house; until they visited Linden Homes West Yorkshire’s development in Newmillerdam.

With Nick already very familiar with the area, the couple wanted to stay local. Ellie explains: “We previously lived in nearby Sandal, having renovated a bungalow which we felt was a savvy move to get us further up the property ladder. We couldn’t have dreamt of having a house like this if we hadn’t put in a few years of work transforming our previous home.”

The couple are not only reaping the benefits of a brand new, maintenance-free home with lower utility bills – but also enjoying the great surroundings and green open spaces. And having purchased their brand new home through the Help to Buy incentive, they were able to get more property for their money.

Ellie adds: “The perks of having a new build home are endless! As well as the 10-year guarantee, there is peace of mind that everything is new and therefore shouldn’t need replacing for quite some time (as it always does on older properties), and you know this is going to save you money in the long run.

“The efficiency of the house is fantastic too. It’s quite a large property but our bills are much less than our previous property due to how well insulated it is. If we want to decorate, we can just crack on without having to get walls re plastered etc. This means all the time we would normally be spending on ‘house maintenance’ we can now be spending with our family which is the most important thing to us.”

The Kingsglade sales team has been praised by Ellie and Nick, for guiding them through the Help to Buy scheme – which is available to existing homeowners and required just a minimum 5% deposit on homes under £600,000.

Ellie continues: “We assumed (like most buyers I imagine) that the Help to Buy was only available to first-time buyers and were really stunned to hear we were eligible. We couldn’t have had this house had we not put that in place. Hats off to Rhodri in the sales suite for explaining all this so well, he did a fantastic job through the whole process.

Nick and Ellie run their own video production company and have four children aged between three and 18. As a family, they have not only benefitted form a spacious new home with large open plan kitchen/diner and stunning garden, but also the many other boxes ticked by Newmillderdam.

Nick comments: “The location was a massive bonus as we walk the dog in Newmillerdam every day and Linden Homes has put a pathway straight into the woods which is fantastic. On seeing Kingsglade we realised the thought of a renovation seemed super stressful and this house could probably give us the family life we desired much more quickly than another couple of years renovating.”
