Buying Off-plan at New Canary Wharf Developments

Posted 12 February 2019 by Helen Christie

One Park Drive, the much-anticipated development at Wood Wharf, Canary Wharf’s new district, has sold over 65% of units since its launch in May 2017...

Geoff and Stephanie Rampton have bought a three-bedroom Loft apartment in One Park Drive. Geoff is a management consultant while Stephanie specialises in property investment. Both self-employed, the couple often work from their current address in Wapping, East London.

Having resided in the East London area for some time, Geoff and Stephanie have watched Canary Wharf developing and transforming as an area over the past five years. With the rapidly-expanding and exciting plans for the privately-owned Canary Wharf estate, and the increasingly varied cultural offerings and weekend activities on offer, the couple felt the area would make an ideal setting for a lifestyle change.

Moving further into London from Wapping, the couple had a variety of reasons that One Park Drive appealed to them. The prospect of a vibrant, exciting place to live, combined with the exceptional 24-hour security on the Estate appealed to the couple who were also impressed by the off-plan provisions and high quality build offered by Canary Wharf Group.

The architecture and interior design were also key factors into the Ramptons’ purchasing decision. After purchasing another Canary Wharf Group development on the Estate, the couple were offered the option to purchase One Park Drive, ahead of its launch, and after researching, were enticed by the unique architectural designs of the Swiss architects, Herzog and de Meuron.

Stephanie comments, “It was an incredibly exciting prospect to be buying at the first UK residential project by Herzog and de Meuron. After seeing their designs in Tribeca, New York, we were fascinated by the wonderful exterior and shape of the building, which will offer a unique presence along the Canary Wharf skyline. Often the skyscrapers which have gone up around London in recent years all look the same, but we feel that this one offers its own sense of personality.”

“We love the interiors in the apartment, especially the wonderful bathrooms, with exquisite tiling and other fittings. The wraparound terraces in the Loft apartments will provide amazing views, and from our eighth floor setting, we are looking forward to being able to having the vistas over the waterside.”

With three adult daughters, the Ramptons were delighted to see the new amenities and family-friendly atmosphere which has been created as the area has developed. Stephanie continues: “The Estate is clean, safe and well-maintained, and the developers are investing in the full development of the area by creating a two-form primary school, GP surgery and green spaces. Every time we visit at the weekend, we see lots of other families around and we’re sure it will be a great new community. We are looking forward to enjoying the many weekend events with our wider family and friends when they visit us.”

Stephanie and Geoff were also won over by the impressive marketing suite at Level 31, One Canada Square, which offers real attention to detail through the use of models, simulations and show apartments representing the three typologies available at One Park Drive.

Stephanie comments: “Buying off-plan can seem intimidating and the marketing suite at Canary Wharf Group’s head office really helped us to visualise what we were buying. The customer service provided by the sales agents was second to none and the physical show apartments allowed us to really stand inside and get a feel of exactly what we were buying into. We were especially impressed by the models which allowed us to see exactly which apartment we were buying within the building, and what the view would look like from our apartment specifically.”

The visit to the marketing suite and interactions with the Canary Wharf Group before, during and after the purchase also helped to cement a sense of continuing excitement regarding the development. Stephanie adds: “The sense of customer care we have received has been excellent – we are always being invited to events along with other purchasers, and each time it renews that sense of anticipation for when the development is ready for us to move into. We really feel strongly that the developers will be able to deliver an exceptional product.”

In addition to purchasing at One Park Drive, the couple has also purchased a one-bedroom apartment on the 23rd floor of nearby 10 Park Drive for investment purposes.

Geoff and Stephanie are very much looking forward to moving in to their new apartment when it completes at the end of 2020.
