Using Help To Buy Secures Stefan’s First Home

Posted 20 May 2021 by Keith Osborne

Stefan, 25, used London Help to Buy to swap shared renting in Shoreditch for ownership of a brand new apartment in Wembley...

Stefan Coconetu, a 25-year-old banking product specialist, had been living in a shared apartment with two others in Shoreditch since his move to the UK from Romania to work two years ago. He was growing increasingly tired of having to share his personal space and realised it would make more sense to buy his own home which would be more financially profitable rather than continue to pay rent for a shared accommodation.

Stefan explained: “My priority when looking for a new home was to be in a well-connected location where I could commute to Shoreditch easily for work, which would fit within my budget of around £400,000. I was keen to use Help to Buy and take advantage of the additional Stamp Duty holiday which I believed would help me secure my first home quicker. I viewed around 10 apartments in various areas like: Colindale, Harrow, Croydon and Stratford until I came across Anthology’s Wembley Parade in Wembley. I really liked the design of the apartments and the fact that the station was a mere two-minutes’ walk away.’’

Stefan looked at two different apartments at Anthology’s Wembley Parade until he decided upon a one-bedroom apartment due to preferring the layout and the extra space provided. Armed with a 40% London Help to Buy: Equity loan and with no extra Stamp Duty to pay, Stefan completed the purchase of his home at Anthology Wembley Parade within two months and moved in January after an overdue holiday to Romania to see his family.

“I am very grateful for Help to Buy and the Stamp Duty holiday which meant that I was able to purchase my home by myself in such an ideal location. Wembley has so much more on offer in addition to my initial requirements. There is a plethora of convenience shops, the iconic Wembley Stadium and BOXPARK, just minutes away, which I cannot wait to explore more once lockdown restrictions ease.’’

Finding his own apartment has been incredibly timely for Stefan for working at home during lockdown as he not only has additional space for a desk and chair, which he could not have in his previous shared accommodation, but he can also relax in his own space without worrying about others and is able to enjoy the fresh air on his own private balcony.

Stefan was also very attracted to the quality of the design and build of his new home, which is very modern and easy to maintain; a huge bonus to maintaining his work/life balance during lockdown and has been really easy to furnish and make into his own abode. Being in a brand-new high-quality apartment means that he also benefits from accessing a high-speed Wi-Fi connection, which is essential when working from home.

“I love my new home and it has been an exciting journey to finally be a homeowner despite the restrictions which in some ways has urged me to finally step on the property ladder with the added incentives. The whole experience of buying with Anthology has been great and uncomplicated for a first-time buyer like myself.’’

Anthology Wembley Parade is designed by GRID Architects and comprises a collection of five buildings including a 12-floor tower, providing 195 one-, two- and three-bedroom apartments. The mix of homes will provide social rented, Shared Ownership, private homes and adaptable homes. There is also a dedicated covered play space for homeowners’ children to enjoy and a landscape courtyard. All homes feature a private balcony or terrace, and prices start from £399,000 with London Help to Buy available on the last remaining one- and two bedroom homes.
