Some of the latest figures from the Land Registry have indicated a mixed picture for buyers of new homes across Wales, with some areas seeing prices significantly less competitive with resale homes than others.
As Wales Online described recently, there are areas where new builds are significantly more expensive than second-hand homes, while in others, new homes are actually cheaper than a comparable pre-owned home.
The benefits of new build may lead to a premium price in some areas, with issues such as the latest building codes, highly energy-efficient appliances and up-to-date specifications throughout likely to add to the final price.
Some buyers are attracted to the challenge of a second-hand ‘do-er upper’ but for many the extra price on a new build means no maintenance or repairs for many years, savings on effort and bank balance. The blank canvas of a new home is often easier to mould to the buyer’s taste than having to undo the work of the previous owner.
Furthermore, assistance to buyers from schemes such as Help to Buy Wales and Part Exchange are often limited to brand new homes, giving an opportunity to purchase a high-quality home that would not be feasible for many house-hunters on an existing home.
Here, we take a look at some of the top new builds for sale now across Wales:
Glan Llyn in Newport (St Modwen Homes)
