Exclusive analysis from Wales Online has shown Rhondda Cynon Taf (RCT) to be the property bargain area of Wales, with two of its postcodes having more than 50% of transactions under £50,000, according to Land Registry data for 2014 and 2015.
Last year, 46 out of 67 properties in Tylorstown sold for less than £50,000, with 40 out of 80 homes in the same price bracket in the Maerdy, Ferndale and Blaenllechau district. Across both postcodes, just one home sold for more than £250,000, in 2014.
Affordability is a key factor for new homes buyers, too, at least as far as housebuilder Persimmon has discovered since the start of the year with the uptake of the Help to Buy Wales scheme. Some 69% of sales since the start of 2016 have been through the government-backed scheme, says the housebuilder.
Sales director at Persimmon Homes East Wales Victoria Williams, says: “People are clearly finding it to be a very useful way to get onto the property ladder. I think the increased use in Help to Buy has been because of a greater awareness of the scheme. It has been well advertised and I think most people know at least something about it now.
Help to Buy in Wales is available to all homebuyers of selected homes valued up to £300,000 and requires just a 5% deposit from the buyer.
