New homes round up - Chelmsford, Essex

House-buying families looking for a combination of great schools and London commuter convenience are finding new developments in Chelmsford that tick all the right boxes.

Chelmsford is only about 35 minutes from the capital by train, and as a result a large chunk of the population is made up of City and Docklands commuters. Colchester is a similar distance away, while trains to Ipswich take about 40-45 minutes. Stansted Airport is about 30 minutes' drive away.

Affluent, clean and home to an excellent choice of good and outstanding schools – including two of the best grammar schools in England – Chelmsford has a lot going for it.

There are several current and upcoming developments in Chelmsford from various house buyers that offer a good choice of family homes:

Hawksley Pearce has a modern development of 26 high-specification flats and penthouse apartments available at Metropolis in Chelmsford, situated just two minutes' walk from the station – with prices available on application.

Inland Homes has created two-, three- and four-bedroom homes at St John’s, less than two miles from the centre of Chelmsford, but all properties there are now sold or reserved. However, they have a new development coming soon at Rainsford Road, which will include a number of two-bedroom starter homes that could be well-suited to first-time buyers.

Bellway’s Marconi Evolution development has prices starting from £189,995 for an attractive city centre home. The development is a collection of 418 homes, a mix of one-, two- and three-bedroom contemporary apartments and three- and four-bedroom houses. First-time buyers may prefer the ‘Gardini’ apartments. The two-bedroom flats include an open-plan kitchen/dining room inclusive of custom-designed fitted kitchen units and a balcony or terrace.

Linden Homes' St John's development still has four properties available, including the three-bedroom terraced ‘Coggeshall’, which is priced from £328,500, and includes integrated kitchen appliances and an allocated parking space.

Properties at City Park West (pictured), are available with shared ownership through Genesis. Buyers can purchase between 25% and 75% of the property, paying subsidised rent on the remainder, and can increase their share at any time, all the way to 100% and outright ownership. The scheme is specifically designed for first time buyers whose household income is less than £60,000 a year and priority will be given to those who live or work in Chelmsford.

In the village and residential suburb of Broomfield, immediately north of Chelmsford, Persimmon Homes has created Saxon Gate, where a range of 135 traditional two-, three-, four- and five-bedroom family homes are available. Priced from £249,995 upwards, the government's Help to Buy scheme is available there, while a Part Exchange scheme may suit house buyers with an existing property to sell.

Coming soon

North east of the city centre, work started back in summer 2013 to develop Countryside Properties' Beaulieu development, where subject to planning further new homes will be released next spring. Beaulieu incorporates apartments and two-bedroom starter homes right through to substantial five-bedroom properties for larger families, with every size in between – priced from £170,000 up to £800,000. The development will also incorporate new parks and public spaces, primary and secondary schools, local shops, and community and health facilities. For commuters, a brand new railway station is also being planned.
