Brits value neighbourhood over price when buying a house

A new survey lifts the lid on the UK property market, with Brits sharing exactly what made them buy their homes...

Spacious rooms and friendly neighbours prove the top priorities for UK homeowners.

The country’s homeowners are influenced by neighbourhood and asking price, according to new research from wood flooring specialists Flooring Republic. Brits care about more than just price when searching for their dream house

The study found that, while 52% of people are swayed by a property’s price tag, 60% of homeowners are more interested in finding a safe and friendly neighbourhood. For almost three quarters of 45-54 year olds across the UK, this was also a major factor in their decision-making process.

A spacious home is also high on the UK’s wishlist, with room size (38%) and number of rooms (37%) both acting as contributing factors in the home they bought. The research also revealed that, for 31% of people surveyed, a good-looking garden is what got them to sign on the dotted line. With natural lighting accounting for changes in mood and behaviour, a fifth of those surveyed said this is what they love most about their home.

Surprisingly, the study revealed that just over half of Brits believe the price of a property is the most important aspect when it comes to making an offer. However, Generation Y is more price-conscious - with 18-24 year olds (57%) and 25-34 year olds (69%) admitting the asking price was the thing that ultimately swayed their decision.

Aesthetic appeal influences purchasing decisions 

When it comes to a property’s appearance, 11% of Brits revealed they bought their home because of high ceilings - while 35% of all respondents declared insufficient parking a deal-breaker. This was less of a concern for those living in the capital, though - with just 17% of Londoners put off by limited parking. Organisation addicts across Britain declared practicality a priority when buying a house - with 15% of respondents giving home storage their vote.

Mark Haskell, ecommerce manager of Flooring Republic says: "It's great to see just how many Brits value a welcoming neighbourhood, and it's really interesting that most homeowners are concerned with more than the price of a property. Spacious rooms and beautiful gardens will always hold plenty of appeal for buyers - although they generally come with larger price tags."
