One-on-One Interview: Charles Robinson of Jones Robinson
Name and business title: Charles Robinson, Director at Jones Robinson.
Where is your firm selling new homes? Although we are an estate agent, we are the preferred selling agent across a number of new home sites in West Berkshire, but specifically in Newbury, Thatcham and Compton.
What are housing market conditions like West Berkshire? The market is extremely strong at the moment, although levels of activity have not yet returned to the height reached in 2007. Currently, homes are selling at over 98% of the asking price on every transaction and we are selling over 60 homes a month - a trend that's been sustained for the last couple of months.
What types of properties are on offer? Our main development at the moment is called Mallards Reach on Station Road in Thatcham. The development comprises 14 three- and four-bedroom houses set close to the train station.
How much does new home at Mallards Reach cost? Prices at Mallards Reach start from £242,500 and rise to £375,000.
What type of new homes does your firm usually offer? We traditionally offer a wide range of new homes for sale, from one-bedroom apartments through to five-bedroom detached executive homes.
What is Jones Robinson 's USP? Locally, we enjoy the highest level of new homes sales experience, and have access to more buyers and properties than any other agent.
Many smaller housebuilders and developers chose to partner with us as we offer a full marketing service, with on and offline exposure. Housebuilders and developers benefit from newspaper and internet advertising, the resources of our PR department, our design capabilities, which include brochure and marketing material design and print, listings on the leading property portals and advertising in our branch windows.
We can also offer sales staff for on-site activities and mortgage advice through our in-branch financial advisors. It sounds like a cliché but we do offer house builders a one-stop property shop.
Which of your current new build developments do you think stands the best chance of winning a What House? Award? Mallards Reach as it's quite rare to find large family homes being built in Thatcham.
