North East new build property searches jump during July

The new WhatHouse? New Homes Index has revealed that the number of people searching for new homes in the North East of England is currently at an all-time high.  A positive sign that, post-pandemic, many home buyers consider the North East to be the answer to their changing space requirements and lifestyle priorities.

  • The North East of England has an average new build price of £253,039, which is £38,356 lower than the North West of England average of £291,395.
  • During July the North East of England made it into the top three for the first time, taking third place behind the West Midlands (2nd) and the South East of England (1st).
  • There were 13,581 searches for new homes in the North East during July, an increase of 170% since June (5,032 June).  
  • The North East continues to provide an affordable option for first time buyers as the average Help to Buy new build home price is £161,239 (£24,861 below the government price cap of £186,100).
