Recent research from industry experts Hometrack, based on data from the Department of Communities and Local Government, showed the North East as the UK’s leading region for new build homes, in terms of the proportion of new homes starts to the overall property market.
Annually across the UK, new build homes have historically accounted for 10% of total property sales, but last year, it rose to 11.2%. The proportion of new build home starts in the North East was at 15%, the highest proportion of all regions. Yorkshire and the Humber was the lowest-ranked region (at just 9%) and aggregate figures showed the national average has also gone up to 11.2%.
Hometrack noted large differences between individual local authorities within regions, based on housing demand and planning restrictions in those areas, but also identified Help to Buy as being a huge incentive for buyer demand in areas such as the North East.
