News in Brief from The New Homes Scene, Week 20 2018

Posted 17 May 2018 by Keith Osborne

The WhatHouse? team tells you about the latest batch of launches, offers and events at new homes developments across the UK...

Even with Harry and Meghan’s wedding and the FA Cup Final happening this Saturday, there are still plenty of opportunities for serious house-hunters to visit new homes sites across the country for launches, events and special offers, as we see here...

Launch of new developments in Surrey this weekend

This weekend, Shanly Homes is opening not one, but two new developments in Surrey, both of which are well placed for local amenities, countryside and transport links.

Nower Place on Claremount Gardens comprises 11 three- and four bedroom houses situated in Epsom Downs, ten minutes from the town centre, and launches on Sunday 20 May. Among the common features of the range of styles on offer are an open-plan kitchen/dining area with traditional Shaker-style painted units with composite stone surfaces (the larger ones feature an island); integrated Siemens and Zanussi appliances; French doors opening out onto the garden; separate living room and/or TV room;  and master bedrooms with fitted wardrobes and en-suites with walk-in showers. Prices for a three-bedroom semi-detached house start at £775,000.

Jerry Kelly, head of land and new homes at Eastons estate agents, says: “The new build sector is now considered a separate market to second hand properties – more and more people are looking exclusively at new builds for the quality of design and versatile living spaces. This means developers are very keen to raise the bar and create points of difference in their schemes which give buyers more for their money – for example the wine coolers at Nower Place are a feature we only tend to see in the £1,000,000 plus market.”

Nork, in the west of Banstead, is where Shanly is releasing a few properties off-plan at The Bramblings, a cul-de-sac development of eight four- and five bedroom detached houses currently under construction. Prices here are expected to range from £750,000 to £900,000.

Iconic conversion development released in Acton

the Old Town HallA new development in Acton, west London, sees its Grade II listed former town hall converted into 58 apartments and 13 new build apartments in a designed extension, offering house-hunters a range of studios to four-bedroom apartments, with some available through Help to Buy London and others by Shared Ownership.

With everything with up to three bedrooms is now for sale at The Old Town Hall, with prices from £400,000, there is also the original Council Chamber apartment, a heritage property situated within the former town hall, which is also available for sale, with its price available on request. The conversion of the development, by Citystyle, part of One Housing, has led to many retained features, such as wood panelled walls, cornicing, fireplaces and decorative high ceilings, of the original building, which was built in two phases in 1910 and 1930 in a Baroque palazzo style. Completion of the development is expected this summer.

Murray Smith, managing director of Site Sales Property Group, says: “We have already seen a great interest in The Old Town Hall development, not only for its location, but also for offering the very best of old style grandeur combined with modern-day living.”

Acton is very well placed, with numerous road (M4, A40, North Circular), rail and Tube links into and out of the centre of London.

New collection of home released at Cardiff development

Lovell has released more properties at its development The Mill, a popular development in the west of Cardiff, with a one- and two-bedroom apartments starting at £138,000 and £180,000 respectively.

A number of these properties are priced below the threshold for Land Transaction Tax and all are available through the government-backed Help to Buy Wales purchase assistance scheme. The Mill has a two-bedroom show apartment with an open-plan living/dining/kitchen area and has views over the development’s tree-lined river walk. This and marketing suite are open seven days a week, from 10.00am to 5.00pm.

“This is a great time to visit The Mill and discover the appeal of a brand-new home,” says Lovell regional sales director Julie Bowen. “Buying new is a great way to go to avoid the maintenance costs and building work which often comes with buying a second-hand property. It also means you get to enjoy having a home which is truly your own from day one - a blank canvas ready for you to transform - avoiding the need to compromise and live with someone else’s taste and design choices.”

The Mill will bring 800 contemporary homes to the former Arjo Wiggins paper mill site, comprising 358 private sales homes and 442 homes for rent. Aspiring homebuyers are invited to a special Bank Holiday weekend Help To Buy event, from 26 to 28 May to learn more about the scheme and the mortgages they can get.
