The Best New Homes In Wolverhampton

We take a look at some of the best current new homes developments in and around Wolverhampton...

With a population of well over a quarter-of-a-million people, Wolverhampton is one of the West Midlands’ major and most diverse cities, attracting interest from house-hunters in its characterful suburbs.

Granted city status in 2001, Wolverhampton has a history going back to the 9th century. From being an important place in the wool industry in the 14th century, by the 1500s it was well known for its metalwork businesses. It became a wealthy town in Victorian times as a result of the area’s coal and iron deposits and later best-known for its prolific bicycle industry.

There’s a major ten-year regeneration programme for the city centre, with around £4billion to be allocated to a thorough update to residential, retail, leisure, hospitality and office, sectors. In recent months, the Department for Levelling Up, Housing and Communities moved from London, bringing a staff of 500 to a new office building. There are plans to develop unused sites linking the city centre to the Molineux stadium of Wolverhampton Wanderers FC.

There are a number of ‘Good’ and ‘Outstanding’ rated state schools around the city and the independent, co-educational Wolverhampton Grammar School is one of the oldest in the country, celebrating its 500th birthday in 2012. Around 23,000 students attend the University of Wolverhampton on a range of undergraduate, postgraduate and degree apprenticeship qualifications

In 2020, Provident Personal Credit’s community survey saw Wolverhampton named the country’s friendliest cities, and there are currently lots of new homes for sale for people who want to be a part of it.

The SteadingsThe Steadings

Essington

Essington is a village just over the Staffordshire border, about five miles from the city centre. Thanks to its proximity to the M6 and M54, it’s ideally located for commuters to Birmingham, Telford and Stoke-on-Trent.

The Steadings is a Bovis Homes development offering a real mix of house types to suit first-time buyers, families and downsizers, located with neighbouring woodlands and lakes. Prices start at £299,995 for the current two-,, three- and four-bedroom houses, which includes ‘The Spruce’ from £389,995, a double-fronted detached house with triple-aspect sitting room, combined kitchen/dining room with utility room, and an en suite and dressing area to one of its three bedrooms.

If you’re on a modest budget here, you can investigate whether you qualify to ‘part buy-part rent’ a new property here with the help of the Home Reach scheme by housing provider heylo. Right now, through Home Reach you can purchase a 50% share of a two-bedroom bungalow called ‘The Elm’, with lounge/dining room and separate kitchen, for £187,500 (full market value £375,000) and pay heylo a monthly rent on the other 50%. You can buy further shares at another time if you want to, until you own 100% of it.

Tettenhall

Tettenhall is a village west of the city centre, well known for having two village greens. This sought-after area is served by its own varied range of shops and great choice of places to eat, and some ‘Good’ Ofsted-rated schools. The area has plenty of sports clubs too, including places to play golf, tennis and cricket.

McCarthy Stone is offering secure, low-maintenance and carefully designed apartments for over-70s at Thorneycroft, its Retirement Living PLUS development that complements its private properties with some communal facilities such as a lounge, bistro and landscaped gardens. Residents can also get bespoke tailored care services, and there’s an on-site estate team available at all times. One- and two-bedroom apartments start at £208,500 and £384,650 respectively. Reserve a home here by 28 February 2023, and McCarthy Stone will give you £10,000 off the purchase price.

There’s a development from Elan Homes in this area too. Vardons Keep, which is an exclusive luxury collection of just six three- and four-bedroom detached houses in quiet cul de sac. They have a high-quality specification including a choice of kitchen styles with Smeg appliances, contemporary bathrooms and en suites, and fitted wardrobes to bedroom one as standard. With two of the homes already reserved, prices for the remaining properties here start at £530,000 for Blackthorn House, with 1,363 sq ft of living space. It has two sets of French doors to the garden, from its lounge and its kitchen/dining room. Utility room, cloakroom and understairs storage complete the ground floor. Upstairs, all three bedrooms are comfortable doubles. Bedroom one has an en suite and the other two share the bathroom. There’s private parking at the front of the house. For a limited time, subject to terms and conditions, Elan Homes will pay up to £1,000 a month towards your mortgage for 12 months in your new home. Bushbury

Bushbury is just two miles north-east of Wolverhampton city centre. It has a few shops and amenities of its own, including ‘Good’ Ofsted-rated Moreton School and the gren space of Northwood Park. It’s a short drive to the M54 for a speedy journey to Telford.

St Modwen Homes’ Banbury Place is taking shape within a major development of the former Goodyear factory site and will comprise a variety of two-, three- and four-bedroom homes to suit many different buyer types. Residents will also benefit from new public open spaces, a supermarket and a pub. The brand new houses for sale have the signature St Modwen contemporary design including large windows ro maximise natural light, and an impressive standard specification indoors. The Home of the Week here on 17 February 2023 is call ‘The Houghton’, a three-bedroom semi-detached home which has just had its price reduced from £280,500 to £273,000. WV Living is building a mix of two-, three- and four-bedroom homes at Hampton Park, situated next to Northwood Park and under a mile from the picturesque setting of Northycote Farm and Country Park – making it a great option for fans of the great outdoors. Codsall

Near the Wolverhampton/Staffordshire border, under five miles from the city centre. It has shops and amenities of its own, including a recreation park for the kids and a station on the railway line for services to Birmingham New Street, Shrewsbury and Telford. It’s also a few minutes from the M54 and A41.

Bloor Homes is building a collection of two-, three- and four-bedroom homes in the east of town at Bilbrook Mill. This district has its own range of essentials including ‘Good’ rated schools including Codsall Community High School and Bilbrook Middle School. It also has its own station just one stop from Codshall’s. Currrent availability at Billbrook Mill includes a bungalow called ‘The Berry’, from £239,950, and a number of three- and four-bedroom houses from £249,950 to £405,950.
