Housebuilder Busy At Sites Across West Midlands Region

Barratt Developments is seeing a great deal of activity at its new homes schemes across the West Midlands...

The West Midlands region is proving a very active one for Barratt Developments right now at developments across the counties under its Barratt Homes and David Wilson Homes.

The company is celebrating sales success at Hallam Park in Lichfield as just three homes remain available to reserve on the first phase. The development is led by award-winning senior site manager Paul Moore, who has won 11 Pride in the Job Quality Awards.

Georgina Hall, sales manager at David Wilson Homes Mercia, said: “It’s wonderful to see so many homebuyers settling into their new homes at the development and it’s not hard to see why the development has proven to be so popular. Hallam Park is surrounded by beautiful open space and overlooking open fields but is just over one mile to the city of Lichfield, where residents will find streets lines with a diverse range of shops, boutiques, restaurants and coffee shops now offering take-out and delivery.”

Barratt Homes has just opened a new sales centre at Castle Gardens in Doseley, Shropshire. Sales advisers now on site and ready to assist, prospective buyers can make an appointment at the development on The Bache to discuss the available homes in more detail.

It’s a collection of two-, three- and-four bedroom homes and this is the first chance for house hunters to reserve one of the properties. Prices currently start at £216,995 and buyers can ask about the new Help to Buy scheme and Barratt’s own special Deposit Contribution scheme where it pays the 5% deposit (up to a value of £15,000) for buyers who are key workers in the Armed Forces and health service.

The housebuilder is seeing keen interest in three-floor living at Warwick Gates as a result of price reductions on its four-bedroom ‘Rochester’ and ‘Woodbridge’ house types. Silk commented: ‘The-three storey properties at our Heathcote development have been superbly designed to meet the demands of modern living and are perfectly suited to accommodate growing families.”

She has found three key features which have attracted people to these house designs. They provide children with the opportunity to have their own time and space, perhaps for a teenager to feel some independence, or give younger children a place to play that doesn’t intrude on family living space. Alternatively, parents may dedicate themselves a floor as a ‘sanctuary’ from the kids. It’s also an opportunity to take care of grandparents under your own roof and have the benefits of multi-generational living.

Two-storey living is proving popular with first-time buyers at Hawk Rise in Ledbury, with the revised Help to Buy scheme now available to them, requiring a deposit of 5% and a mortgage of 75%. The remainder is provided as an equity loan by the government, interest free for the first five years. One example is the two-bedroom ‘Roseberry’ which has an open-plan dining and kitchen area with French doors opening out onto the garden, two double bedrooms and a family bathroom.

Tanya Silk added: “The ‘Roseberry’ is an ideal starter home for those looking for their own private space or just looking to get their feet onto the property ladder. Case study: Annabel and Ryan

A couple of second-steppers from Warwickshire have revealed how they moved up the property ladder when they upsized to a brand new David Wilson home in Long Itchington recently, at the Keepers Meadow development.

Annabel Hiatt (25) and Ryan Barnard (31), a sourcing manager and senior category manager respectively, were living an apartment before deciding to set down roots in their four-bedroom ‘Irving’ style home at the Keepers Meadow development. Originally from Leamington Spa, they are now sharing their top tips for people who are also looking to secure a larger home and move up the ladder.

Annabel said: “Never be afraid to ask as many questions as needed, it's a new world when buying a home whether it’s your first or fifth – and you’re not expected to know everything. When you’re buying a home, there’s a lot of jargon and different things you need to know about, so asking for things to be explained is not unusual at all.”

The couple researched developers and locations as one of their top tips when buying a property. They said: “We looked around at what was out there and chose David Wilson Homes because of its renowned great service and quality of properties. We’d definitely recommend them to our friends and family. We’ve had an excellent service from reservation to long after moving in.”

Ryan said: “We chose Long Itchington because we’ve always liked the area and this development in particular just had everything we needed. The area itself is ideal. It’s a lovely village with really nice people and there are plenty of scenic walks which have been great during the lockdown. We love coming out of the town and into the countryside to our house on a lovely quiet estate.”

Annabel and RyanThey said it’s important to set out your priorities when searching for a property and to ask yourself questions about the number of bedrooms you need, the importance of having a study/workspace or the necessity of a separate dining room in it.

The couple had always wanted a new build property as they loved the idea of it being just theirs with no one else having lived in it previously, saying: “A huge selling point for us was the living space in the kitchen area of our ‘Irving’ – we knew it would suit our lifestyle perfectly.”

Saving money for a property is often given as a reason people struggle to get on or move up the property ladder. Annabel added: “By saving religiously each month we got into a routine where we’d have a certain amount committed to our house fund each month. We had to cut down on some luxuries to do this such as eating out and for me spending less money on clothes, but it was so worth it in the end and made a big difference.”
